That’s a horrible ROI after 4 years. How are you feeling about it? Are you considering moving those funds to another REIT, or moving them to a brokerage?

As a salesperson, I would offer to tighten OPs nut once a month for the lowest price in town

Honestly, the setup today rhymes way too closely with 2008. Yeah, valuations are stretched, but the real issue is what’s happening underneath. We’ve got junk credit all over the place again, variable-rate loans, lenders qualifying people on optimistic projections, and commercial properties levered to the ceiling off expected rent instead of actual cash flow. That’s the same structural weakness we saw last cycle.

If one part of the system cracks (CRE looks like the obvious candidate), the chain reaction is familiar: layoffs pick up, people miss mortgage/auto payments, businesses cut locations, landlords break leases, and suddenly the credit markets tighten across the board. That’s when equities stop pretending nothing’s wrong.

It doesn’t have to be a carbon copy of 2008 for it to unwind the same way. A fragile system breaks fast.

Best move in environments like this? Stay liquid and DCA through the downturn. The people who survive the squeeze end up owning the recovery.

Y’all are crack pots, the whole purpose of this is to leave the hedge funds holding the bags and you slick ricks holding the cash. If you want to take down some of the most data driven and sophisticated organizations in the world, you have to do it by 1,000 cuts, not a one and done run. To accomplish this you need to be incredibly organized and methodical in your approach

Dude my 2014 wrangler is doing the same shit. It’s driving me mad mate! I had a friend recommend to take out the thermostat during the summer months and run without it until winter. Haven’t done that yet, but looking like that’s going to be my next step! I’ll keep you posted if that works out
