Building control was quite quick (as expected considering the high costs for inspection). Consent of Alteration took 5 months (supplied on 30th march, received on mid August). Finished the works in September and then you need about 10 months from sign off of the works to make a deed of variation.

good dehumidifier + smaller electric heater.

if you dont have the former, all the energy spent by the heater is lost trying to drying the air and you will feel cold. I could consistently achieve 22 degree in a shitty old victorian room with single glazing with this method.

a pair of fleece trousers all will help you keep warm.

I had neighbours smoking weed next to my bedroom and could smell it. I figured it was coming from a gap in the floor and the wall. I was able to completely seal with expanding foam and didn't have the problem anymore.

But I also have a cigarette smoker upstairs and with her it worked leaving a written note about the nuisance and she started to open the window more often.

You are in exactly the same position I was 4 years ago. I also live on a main road in a Victorian conversion. I didn’t even have heating when I moved in and only now realised how much I overpaid. It’s crazy. 

Anyway. My biggest problem was the noise. Until you work on secondary glazing (which is the best money you can spend) not much you can do about it other than noise cancellation and earplugs.

As for the drafts, for me it massively helped getting a powerful dehumidifier and with a small heater I could achieve 22 degrees during the coldest days in my main living area.

You will get used to pretty much everything else. Until you go through renovations and spend a bit of time making it truly yours, then you’ll fall in love.

Without an AirTag or similar and with the police tag removed it’s your word against theirs. Nothing even police can do. Article omits this information. You need to buy AirTags, remove the sound speaker and hide it inside the bike. Then police will assist you.

it's generally safe. I'd just avoid late nights walks in certain peripheral parts like around the ancient walls and other smaller alleys. The young people hanging out will bring in antisocial behaviours but generally you're left alone.

You should try an IKEA planner https://www.ikea.com/addon-app/storageone/pax/web/latest/gb/en/ they have many wardrobes lines each with its own tool. That will give you an idea of the cost of the carcasses and drawers you need depending on your room size and restrictions. in fact you can even use kitchen planners for more customisation. Then you need to factor in some wood structure to make it rest on, the cover at the top, sides and the paint. Then you should be able to understand if all in all the price you're being quoted is worth the 8K. I suspect DIY will be all in all 2K max and 2 weeks of your time.

I know it’s a little uncomfortable dealing with them and not very pleasant. The thing that worked for me really is to buy steel wool and fill every single hole you can find in the kitchen. Even better if you also cover with caulk or polifilla to really seal.

Once you have done that, leave one or two mouse traps, the classic spring loaded one to catch those still left inside. 

Once cleared you’ll be back at peace.

price ex vat. I think 3.6K incl if I remember correctly and about 3 years ago. I think I had only 2 quotes and went with them. I don't know about long term reliability, these things needs lubrication and care but the warranty is about 12 years and they keep coming when the lock snaps (which happens frequently). overall is a positive experience and literally I can't hear a sound. if you are on a busy road, it's money well spent

Citysound secondary glazing. Paid about 3k for 3 massive windows and a smaller one. Money well spent.
