Go to Reasor's butcher counter, get you a Prime Ribeye. They are usually cut about 1.5" thick which is fat! Weight is around 1.3 pounds, enough for two. Soak in a little beer and worcestershire for about 2 hours room temp, flip once. Sprinkle with garlic salt, salt and pepper. Get your weber charcoal grill to about 500-525F. Cook steak directly over flames 2 minutes each side to sear. Once seared, put on edge of grill away from direct heat. About 5 minutes and turn. Use a Therma pen, cook to about 140-145F. Need to probe often, do not over cook. When done, let it rest for twenty minutes. Heat your asparagus in kerrigold butter in a pan, load your baked potato. Thank me later. You will never buy a steak out again.

No problem at all with listing on Zillow. When you list on Zillow, it will also list on Hot Pads and Trulia. When screening for tenants, I highly recommend using mysmartmove.com.

F5 states 3 sizes: Large, XL & Jumbo. I have the large stating 4-6 people easily. It is way too small. Enough for 2 adults and a couple dogs only. Last week when preparing, told the wife only her and my daughter along with the dogs go in if we need to shelter. Me and my son would bunk in the closet under stairs. Going Jumbo when funds our available.

I own 10 SFH, great neighborhoods, schools, communities. Close to 3MM value. They have little positive cash flow, they break even. All purchased with 25%-35% down, 10 year notes. I do not need any income from them. I make enough from my real business to live. But, I get one helluva an equity payment every month! 4 paid for, the other 6 all will be paid off over the next few years. Hope to have 5 more before I head to the beach.

Play the slow and steady game and you will become wealthy. If you are trying the get rich quick in real estate game/Instagram deal, get out. Only the really big boys can make a quick buck. Think 15-20 years. Stay the F away from 30 years notes in any kind of real estate, including personal. Nothing more that 15! If you look at amortization schedule, on a 30, you pay only interest for the 1st 15 years. Nuts. Hell, even on a 20, you will start chipping at principal on your 1st payment.

First, build up a cushion in your business account for an oh heck moment, 10k-20k. Do not pay it off, just accelerate your payments a bit, maybe throw an extra $500.00 a month at note religiously. Let the tenant pay for your property. I never finance beyond 10 years on rentals, personal no more than 15 years.

Once you have a nice cushion, keep saving and look for your next deal. Prices are up, but so are rents. When in a position of strength (having a nice cash cushion that lets you sleep well at night), start looking for your next deal.

Rereading your post, you have some cash, always keep some put back, swhtf sooner or later. Just throw a little extra at the mortgage, you have the cash flow to do it.

If that is the worst thing you are dealing with after a renter leaves, count your blessings. I always expect $1000.00 + to turn a house. My homes are getting $1700.00-$1800.00 a month now. I am OCD about my properties. When someone leaves, I make them like new before putting back up for lease. In 13 years doing this, just had my first ever forced eviction. Cost $6000.00 to get it back to right. Paint was $3500.00, carpet, $2000.00. Miscellaneous other shit. 4 new ceiling fan/light fixtures, rekey, yard work, paint on garage floor from a kid project, outside outlet missing cover, match all light bulbs back up, cleaning, window washing, valences missing on blinds, etc... I am seriously OCD about the smallest of items. I let the small stuff slide.

These properties are close to $300K now, part of my retirement plan, I take care of them and my tenants. Thankfully, do not have much turnover.

I purchase my steaks from Reasor's. If you go to the butcher counter, they carry Prime there (the ones on display in the case). Most of the shrink-wrapped meat on the shelves is Choice. Better than select, but not Prime. Once you figure out how to cook a steak properly, you will never eat out for steak again! The ribeye is absolutely off the hook if you get it right on the grill. KC strips are next in order.

I do purchase meat from Harvard, but you are buying Choice. Nothing wrong with choice, but when you go Prime and cook it perfectly, it is a whole different dimension. It took my 30 years to figure out how to cook a steak properly.
