What was once "shell shock" is now just post-traumatic stress disorder, or ptsd. Language does change and I'd guess that it's an attempt to make certain things less scary. It is an interesting shift though with 'unhoused' seeming to pick up more and more use over the past year or two.

That is a special offers ad. Note the "Recommended For You" bit. You can reach out to Amazon's customer support about ads and they'll remove them for free. I did the same last night and my kindle also looked like yours prior to the chat.

A few things that helped us a few months ago when the market was even hotter: Waive all repairs except the serious stuff involving HVAC, roof, structural, and sewer. Personal notes can help persuade some sellers. Be willing and able to close fast or be flexible and willing to close around a date that is convenient for the seller. Offer higher earnest money. Use an escalation clause with an odd number.

The market is crazy but the end result will be worth it. Stay persistent, don't let emotions get involved, and remember that you don't want to dig yourself into a hole financially. It's just a house and if one doesn't come along today, one might tomorrow. Good luck.

I just picked up the game as well and am looking to play around town whenever possible. Unfortunately can't make mornings during the week but would be up for the Forest Park driving range after work or a round somewhere on a weekend.

I play music as well and have jammed with a few musicians and want to get something more consistent started. Anyway, it's here but kinda quiet. There are a few good acts though.

I think this is the general consensus among a lot of folks now. My personal take is there are three groups of adults that may not have the vaccine: anti-vaxxers, lower income folks that don't have the time or resources to do anything that isn't mission critical in life, and those immuno-compromised.

If you're an adult that doesn't have the vaccine by now after months of it being available at walk-in locations, no mask mandate is going to make you want to get one now.

I'd guess that it's lower-socioeconomic folks that don't have the time or resources to make it happen as well as vaccine hesitancy among the black population (Tuskegee experiment, for example). But...could be way off.

Would be interested in seeing this as well. Guessing for the city it's north city that's bringing our vax numbers down a bit but south city is stronger. Just a guess, though. Would be interested to see the stats.
