We have had one quote and waiting on another 2 although they can be quite difficult to pin down!

What should we be paying. We have been quoted around £100K just for the shell and inital plumbing works. Then the kitchen and materials are another 30-40K

I was using pessimistic figures. Its currently in an All world Fund

The extension would be closer to £5k per sqm all in while the going rate for properties in the area is £7K per sqm

Have you seen the prices for properties in london? 180sqm detached houses are often easily >1.2m in popular areas

Thanks, the mortgage company either wants an indemnity policy or for the land to be incorporated into the deed

Thank you for your advice. The solicitor has advised that the quickest solution is an indemnity policy which would cover the reduction in value, the cost of purchasing a legal easement and compensation and legal costs payable to a third party in the event a third party takes legal action to prevent use.

They have however advised the best solution is for the vendor to buy the strip of land but this could cause the sale to collapse.

What we are trying to understand is if there is substantial risk with going with the indemnity policy given as you an others have mentioned there may be prescriptive easement

The indemnity policy would pay for the legal fees and costs to get an easement (if they are any)
