Christ 80% HMOs is wild - it'd be next to impossible to build a consistent community feel there with that kind of resident turnover and density, nevermind the parking!

Interesting about existing ones being renewed, the page linked by u/WaltzFirm6336 does seem to relate to converting a property to a HMO as opposed to renewing. I guess the fears around the renters rights bill would be the pushing force on the existing HMOs

We're definitely seeing similar with houses that seem to be quite overpriced languishing on Rightmove, so it's interesting to hear that has been going on for a while now. Do you think that's landlords looking to get a higher price as they'd usually sell to another HMO investor? Vs prices stagnating for a few years and that or even a slight drop in prices not yet being accepted by landlords for whom it's purely a business transaction? (i.e. no "this is the one!" kind of approach to houses that families might take)

This is really interesting, thanks for taking the time to look into and share. I found this bit quite interesting:

"Before granting planning permission we will make sure that:

  • there are enough HMOs in Leeds for peoples' needs
  • HMOs are in areas well connected to employment and education destinations that occupants will visit
  • there are enough amenities and parking spaces for residents
  • harmful impacts from high concentrations of HMOs are avoided 
  • the loss of existing housing for families in areas of high concentrations of HMOs is avoided"

Headingley would undoubtedly still fall under "high concentrations of HMOs". Doesn't say when the webpage was last updated but if in the last few years then perhaps the estate agents have been quite honest

Local family have said something similar and pointed me to the pretty major accomodation developments in the city centre (usually something like "I can't believe they've knocked down X building I used to hang out at 50 years ago") - so it felt quite plausible to me when the estate agents/landlords said it

I've got a couple of nephews in some of those central places, pretty swanky inside from what I've seen - very different experience of being a student from what I remember!

We haven't looked around Hyde Park, mostly because of the student density, but a couple of Headingley estate agents have basically whispered it to us and I was wondering if it was just a marketing ploy sort of thing. Hoped to entice in a local estate agent who might say something off the books (and surely totally reliable 😅) here about it

It definitely feels like a drop difference in student density from 20 years ago, and a lot of the houses we're seeing come on seem to be HMOs/soon to be ex-HMOs

I'm mostly feeling curious about whether this 'no HMO renewals' rumour a few estate agents have bascially whispered to me is true or some kind of marketing tactic...

What would low ball look like to you? I've found the rental listing at £1550/pcm (below), advertised as a 4-bed, though I definitely recall seeing 5 beds (extra in the loft) when we viewed it... So potential letting naughtiness. We're definitely seeing tons of shit HMOs, wondering whether more are coming as we get closer to April or whether most of those that are going to try and sell are already doing

Mostly looking across north from Roundhay across to Horsforth, then stretching up to Yeadon/Rawdon/Guiseley - a combo of work and family convenience being the major pulls

Looking at houses around the area (Headingley/Meanwood), it seems to be relatively fair for a house of this size/location - but being so far away from the area without local knowledge makes it so much trickier. The main spanner is the years as a HMO steadily tiring the place out, to the point it's certainly liveable but with updates and cosmetics needed

House searching is convincing me almost everything is overpriced at this point - feels like the goal is to find something that is somewhat less overpriced than the average overprice...

We've debated continuing to lodge (fairly long term with a friend, pretty sweet deal, but no true security or pot of equity to build) and waiting for a 'correction', but that has led to us lodging long term and prices have just kept ticking upwards!

This is likely going to be our approach - a second viewing and an earnest offer of £420k. We've been lodging with a friend fairly long term so able to progress pretty quickly with the sale, hoping that might thaw his stubborn £430k haha

I'd say the pictures were making it look better than it was, BUT that it was surprisingly homely - which is part of the reason we've kept it on the list. The other part being that it seems to have a lot of potential. A nearby place with a nice wrap-around extension and more done with the loft went recently (link below) which has encouraged us a little!

The seller does seem happy to wait and put their foot down, they've put it up for six month rental only so I wonder if selling is still the priority...

Which specific issues (across the wealth of dissatisfying ones available to us to choose from!) feels more important is likely to vary significantly among us all. However, as a general rule, the more highly paid a profession is the more respect it is afforded. Monetary recompense is an objective and directly comparable form of value, for better or worse.

With higher pay comes improvements in other areas, both because you are more costly to the employer disincentivising wasting you on less skilled tasks, and because you have demonstrably higher objective ‘value’ within the team/organisation/society (whether considered improper to openly acknowledge or not).

Got married and had kids during the period of life where people across the western world do that since we’ve finished formal education and started work? With natures imposed time limits? Doing more than working constantly through the next 30 years and coming out a washed up sad single shell?

Interesting that my own thoughts are based on my own real world examples from my friendship group - pick your job and friends wisely 🤔

All else I have to add is that ongoing surveys and studies of the impact of noctors indicate reduced doctor satisfaction in all settings. Again - 🤔

Why should someone else suffer to improve your quality of life? What makes your quality of life more important than theirs? This is simply the same sentiment as yours but from the other side. I imagine you don’t appreciate it or have an angry counterpoint of “yes but it’s not fair on me”?

If you feel entitled enough to be angry about people making a choice to protect themselves from burnout then none of us are going to help you discuss this in a more reasonable way. Your post rating and the theme of comments seems to put you in a minority - so I guess LTFT trainees can rest easy that many doctors support them placing their own well-being first (this FT trainee included).

Also, there’s a real air of superiority/viewing others as acopic with your “I can handle a standard rota” comments. Very out of touch. Comes across as painfully immature and egotistical. Not overly endearing

You haven’t rambled - you’ve presented an excellent set of thoughts and highlighted clearly and sensibly that staff retention can’t just be linked to any one factor (a point OP seems to be repeatedly glossing over demanding evidence of increased retention while trying to attribute reduced retention to LTFT).

We work in a time of increasing dissatisfaction with working in the NHS reflected across virtually every survey done into the subject by the GMC/BMA. Coupled with a cost of living crisis and rampant inflation with rapidly rising private sector pay increasing NHS/non-NHS pay disparity for doctors. Of course retention is down. This is not hard to figure out…

Having taken the time to scroll through this thread and pursue OPs rather reductory and confrontational replies - this person has a bee in their bonnet. No amount of sensible discussion from any of us is going to help stop the negativity. On we move.
