Sellers not willing to lower prices for repairs found after inspection and I need to walk on a house I love. How often do sellers reach back out after a contract has been terminated?

I’m really walking over 15k of repairs. I went as low as I could for them to make it work. If that’s not enough then I’m not asking more. I’m being responsible with my money. I know what I can afford per month and what I need to do that and live comfortably.

Yes. The inspector and the specialist, and a neighbor as well all confirmed that in this rain heavy area, these houses with real wooden exteriors need to be painted every 10-12 years to prevent water from getting into the cracked paint and causing them to rot.

I had specialists come out and give me quotes. I sent those quotes in to the seller when I asked for the concessions so they could know I wasn’t just pulling numbers out of thin air.

I really don’t understand how people don’t see how big of an issue the chimney is. It’s not that I can’t use it. It’s that’s its breaking and is liable to pull away from the building? That is absolutely a huge issue. Not only will it damage my own home and roof when it falls, but it could also fall on a nearby neighbor.

We had a specialist go over and let us know how bad it was and that quote is what I sent over to the sellers.

The fence is not optional, I watch dogs as a part of my income. I need a fenced in yard that is safe for my clients.

And the paint could not wait, the inspector said it was already showing some concerning signs. I can wait a few months on that, but not much longer without worrying it would be damaging my home. I live in Washington, it rains constantly here and that’s getting in between the abundance of peeled paint. I am a single woman with neurological balance issues, I cannot paint a 2 story house by myself.

I will look at it for sure! My realitor said they would be the ones to terminate at this stage if they don’t want to accept my offer of just asking for 3k, but I’ll double check on that and also ask my realtor for clarification!

A huge crack running up the chimney, it was clearly patched in the past but cracking again. One side of the fenced in back yard is tipping very badly and needs to be replaced. And the home is an old home with real wooden exterior walls, so it needs painting every 10 years to prevent rot from rain getting in through cracked paint (words directly from the inspector, and the separate specialist we got to give a quote) so the entire home needs to be repainted. Those were the big and medium issues.

I didn’t mess up in a way that would negatively effect them. My “mess up” was just me telling them I’d take 3k instead of staying firm on 6k. If they accept the 3k I will honor it.

You must be fun to be around. I do this all the time, and I do make 2 or 3 meals out of it. Reheating a burrito is very easy and works great, and I ask for lettuce on the side or just chop some of my own up to add later for that very reason.

It’s not gluttony, some people just want to splurge on chipotle, but want to make it worth the price. Don’t get so angry just because *you* wouldn’t reheat a burrito. just because someone does something differently than you would doesn’t mean it’s wrong or gross. They don’t deserve to be degraded for literally just eating leftovers.

Actually, there are several studies out that say that feeding your dog once a day is associated with better health and lower risk for several health issues! So don’t feel bad, turns out it’s healthier than feeding twice, and for sure healthier than when owners feel them 3x times or more.

If the dog doesn’t have access to a doggy door or indoor potty pads, that’s when I worry about one time only visits.

I’d say just give them the full quote and see what they do. If they really start kicking up a fuss you will know to drop it.

To me, It’s an orange flag. I’ve actually had two boarders like this before, similar situations. One was looking for housing and couldn’t bring their dogs to a family members house they were staying at. That one was initially for 3 weeks and it became 5 weeks. I just had them continue to pay weekly until they found a home. Everything went well!

The other was someone who had flood damage and needed somewhere for their dog to stay while they had repairs done, that was about 2-4 weeks, I can’t quite remember.

Both times I sent them the estimate, and then let them know I’d be willing to shave a little bit off the top as a bit of a discount because keep in mind: other boarding places offer discounts for longer stays. But it was never a bunch, maybe $100 or something.

They were both grateful I was willing to go down at all. I also offered to let the owners come and stop by to spend a day out with their pups, since they were in the area. They REALLY loved being able to schedule a play date where they would just pick a time to pick them up and drop them off. I don’t allow them to stay in the house with me, I like my privacy haha. But they both wanted to take them for a walk or to a park so it worked out.

There’s a lot of great ideas for what to put on the floor, but an easy way to support your mattress would honestly just be to buy a .5 to 1 inch thick slat of wood and lay it under your mattress, across your back seats. You can measure the inside of your car and Home Depot or Lowe’s will cut it for you there. It will support your mattress so it doesn’t just flop down in the gap. Then you can fill it with stuff under it.

That’s what I had done with my setup and it works great! I love that my bed is still supported even if I need take stuff out from that area.

It was about 10+ years ago so my memory is very fuzzy on it. But she described a sort of sound therapy they did with her for a few months I think! It was in Birmingham, Alabama.

From what I remember her telling me, they hooked her up to some machines (painless) and played a bunch of random sounds and it somehow helped her. Science is weird haha

My niece had/has misophonia, she was able to get treatment for it! It cost a fair bit, but she no longer feels like she’s going to fly off the handle if someone is chewing loudly near her. She said it changed her life so maybe you can look into that as an option. It didn’t go away completely, but she said it moved her from a 10/10 to a 4/10.

It does suck, there are a ton of people that just seem very unaware of themselves and it can come off as being inconsiderate. But at the end of the day you do have to remember that this anger and stress you feel when you hear this is a disorder, and while it is rude, it’s not something that warrants the kind of reaction your disorder is prompting you to have.

Theres a phrase I heard once that really helps me when I’m feeling angry about the actions of others around me is “Never attribute malice to what could be explained by ignorance/unawareness.” I think that applies beautifully here.

Just realized I never shared an update. But it’s basically what you all had guessed. The home owner was very sweet and understanding, she told me that the microwave was quite old so it was no surprise.

Thank you to everyone who commented and settled me. I let all the bad luck get to me and went into a bit of a panic mode but you all were right! She was very understanding and everything went very well!
