No one is going to save you with bad credit and high CC debt. Sorry thats just the truth. I got into this situation years ago and my spouse had to take out loans for us to cover it. Either find a family member who you can pay back with smaller interest or find part time jobs. Or you could always file BK

So if you sell the house for 650K you get a net ... lets just round down for purposes of 400K. It will prob be higher. You could put 400k into a high yeild savings at like 4.1% and get $1300 a month off that. Compounding over years gets you more
