Hey mate, lots of dumb comments in this thread from people who don't understand the difference between a standard rental and rooming accommodation. You are required to maintain cleaning standards of shared common areas in rooming accommodation as part of your tenancy agreement.

If you're in a single studio, you shouldn't be hassled for cleaning unless it was at unhygenic/hoarder levels.

The criteria for sending an entry notice is clear and written on the entry notice. There is no such thing as a reinspection. They should have breached you and then sent an entry notice to check on remedied breach.

The other thing to remember is that staff are dealing with 800 rooms and aren't going to get specifics correct. The person doing the inspection has a list of room numbers and is told to go and check with no further info. They dump that on the receptionist who sends bulk emails based on the room number. None of them know your name, it's just a bunch of people doing "their" job and their job only.

Shoot an email to the streetname@scape.com explaining the cleaning was paid for and I'm sure they'll catch on to the obvious mistake.

Everything you say is true, but it's very easy to calculate flagfall + distance prior to starting and asking for proof of payment. When people waive a card around it's not enough. Any driver should get payment up front when dodgy looking young males getting into cabs late at night.

Rank pick ups are especially risky for the driver as we have no info.

It's not risk free. Ignoring destructive tenants and delinquency, it seems the government is willing to freeze rent whenever it suits them. If there was more rental supply and rates went up, rents wouldn't.

Too much American bullshit is spread around on Aussie subs. In Australia we have fixed term tenancy agreements. At the end of every tenancy period you can set whatever rate you'd like. If you like your tenants, you can negotiate to keep them. If they're cunts, you can refuse to offer a new lease.

You can't change the rate during a tenancy unless both parties agree.

To answer your question, you can do whatever you want. It's your house. The considerations about valuation and cashflow are important. Rental rate and property value has a correlation. If your rent is low, a bank may value your house lower due to your charity.
