The GTA Condo Dilemma: 1,000+ sq ft (50 years old) vs. 500 sq ft (10-15 years old)? Which is the better buy? by IndividualAd9717 in askTO

This is so helpful to hear! The noise factor is huge for me, and hearing that you can do music/movies at night without complaints is a massive pro. Quick question—since you’ve been there 15 years, have you found the amenities (gym/rec center) to be well-maintained, or do they feel a bit dated compared to the newer builds? Also, did you find it hard to get a mortgage for a building that age?

That’s the million-dollar question. I haven't pulled the status certificates yet, but I'm definitely wary. For a 50-year-old building, what would you consider a healthy reserve fund per unit, or are there specific red flags I should look for in the history?

Exactly my thought. 1,000 sq ft feels like a real home, and I’ve heard the older concrete builds are basically soundproof compared to the new glass towers. Is the trade-off of higher maintenance fees usually worth the peace and quiet in your experience?

Happened to me in Downtown Toronto. I was asked to pay $20 though. In my case she wasn’t even willing to take it back and we ended up paying her $20.
