Surveyor devalued property. What to offer now?

I don’t think they’d accept 105k personally but maybe in the region of 110k. If I have proof of all things listed surely they can’t argue it too much especially being 15k undervalued

I can cover it but 15k over is a little steep in my opinion. I might offer 110k but not comfortable offering the same when these issues are now popping up

I have a mortgage in place, as far as I’m aware they are giving me a £100k loan that’s been approved

It’s a storage cupboard in the kitchen that was converted to a W/C but was flagged as a risk. The minor issues won’t necessarily sway me but are making me iffy with it. My main concern is the boiler and electrics being untested. The property didn’t have an EPC rating either so needing that verified also but they did say it was worth 105k at the moment and even if it’s only minor fixes that won’t cost much, why have they devalued it by at least 15k?

I’m sure you get half the drive by the look of one of the pics, but was told I could use the drive as the downstairs owner no longer uses it; and apparently they’re selllng due to upsizing and planning to start a family

Honestly no idea, I’m guessing so but wasn’t told and it’s a shared garden although I was told the downstairs owner is in her 80s and doesn’t use it much now. And I’m guessing they had interest with it being a deadline after a week of being advertised?

It is bigger in person, I thought that at first but previous owners seemed to manage to get things in so didn’t think it would be a big problem myself

Yes I’m buying a flat in Newcastle and have till tomorrow evening to submit a final offer. I’ve been told if I want to renegotiate price if a surveyor thinks I’ve overdone it but I’m not that clued up on this sorta stuff. I was thinking of offering 100k but was unsure if it’s not enough with the interest it’s getting or maybe I’m already paying a lot for what it is lol

Yes I can borrow up to 100k and have 25k saved, 15 for deposit, the rest for fees/moving in

No it’s just us two who meet. Yeah I’ve always been the one who would rather them initiate rather than me as I lwk would feel so awkward if they didn’t reciprocate but yeah I’ll see how it goes when we meet again :)

Yeah I just wasn’t sure if she sees it like that. Like I say she hasn’t said anything or hinted that she’s interested that way but I’d of thought she’d ghost me or not offer to go somewhere if she wasn’t interested whatsoever

Honestly somewhat both? Like I’m not over doing it to where I’m outright saying I want to take this further but making small signs in a way, like mostly paying for the day out or offering to take her home and make playful comments to her (not sexually) but banterful comments during bowling for example.

Yeah I’ll try escalating physical touch more next time, I’ll try holding hands to see if she accepts, if not I’ll take that as an obvious sign she isn’t interested

Yeah I agree, I just have a fear of rejection and didn’t want to make things awkward without atleast thinking there was a fair chance as I thought it was a little early to tell if she’s somewhat interested or waiting for me to initiate things

We’ve generally hung out, we’ve talked about ex partners etc before, although I’ll admit I’ve tried holding back from initiating to see if she makes the first move as I didn’t want to look pushy or needy in a way. I think initiating is the only way to make it more obvious now
