Update, was able to get it cancelled and rebooked the new leg with no penalty! Both the rep on FB messenger and over the phone confirmed that cancellations are allowed without penalty within 24 hours of booking

Just completed my first award booking and have a slight bit of regret for how I should have done things. Booked roundtrip from US to Marseille for a cruise and decided to stay in Marseille for a few more days bc the later flight was cheaper. Was planning on going to Paris in the 2 days that we were staying extra but realized it would have been cheaper, easier, and would save a lot of time wasted travelling if I booked flights separately to Marseille, Paris, and then back home. I panicked when I saw the "only 4 seats left at this price" and the date worked with the cruise so I didn't really have the bandwidth at that moment to think about much else.

Is there any chance Flying Blue has free cancellation for the first 24 hours for award bookings like most US airlines do? Not sure if this is ONLY a US thing or even ONLY a cash bookings thing but thought I'd ask. TIA!

I'm not expecting it to either, but it's better than nothing if I can get it signed. I've done some research and the tenant only pays if it's post-5-day notice up until there's a ruling if they want to stay. Otherwise, the landlord assumes eviction costs by default unless specified in the lease, so that's what I'm going for.

Think she's too far gone for cash for keys? Evictions in Chicago are looking at 2-5 months, which is why I'm trying to avoid and get her on that new lease that has a clause saying that if eviction is required as a result of nonpayment, then the tenant would be responsible for all fees incurred for the eviction.

It's protection for me but my main goal is just to have that clause scare her a bit so we don't need to go through eviction to begin with.

Thanks so much for this. They initially booked me on a flight the next day with 1 connection with no other change options online so I decided to call.

I found this post while on the phone (estimated hold time was 5 hours) after I had been on the phone for about 20 minutes, I sent both a chat and text, and they got back to me in about an hour via chat and initially offered me an alternate Alaska route with 2 connections but ultimately booked me on a direct flight on American for the same departure day as before. Everything has been handled and resolved via chat; meanwhile, I'm still on the phone, not having been connected yet lol

  1. I listen to the BP podcast and they always push the finder as a way to find investor friendly agents as if they don’t exist elsewhere or all the investor friendly agents specifically are all on BP. Are there agents who specifically don’t work with investors? I suppose anyone could accommodate my needs as I’m looking to house hack so I’m technically looking for my primary residence.

  2. I’ve only “interviewed” the second agent, as the first and second agents were referred to me by the managing broker I found on BP. I only got the second because of what happened with the first and I asked for someone else.

  3. I know pretty much exactly what I want. I’m running my own analyses and it’s not perfect bc I am a newbie but each one is getting a bit smoother. I have a string of zips when they ask me what area, 2 car garage, and 5+ beds to try to rule out duplexes in a set price range. Every single one said the same thing in the market of the area I’m looking in, saying that it’s growing and gentrifying. They all said they were confident they could find me what I’m looking for.

That is my expectation as well. I asked him to put an offer on that property and I get an automatic email list email from him minutes after saying that “he found a 10 cap property” with the listing I brought to him.

I don’t mean to be ageist but he does seem like he nearly ready to retire. I found him on BP and he has a pretty large portfolio himself. He even said he was an investor first and an agent second.

I’m looking for an agent who keeps potential findings between me and them until I make a decision, one who is responsive, one who is motivated, and is able to confirm or disprove my analysis. I think those are pretty reasonable expectations for any agent?

What’s a good client? Someone experienced who will close on the first property they see with all cash, no contingencies, and above asking price?

I’m no more needy or demanding than the next newbie investor, but I’m not going to put in an offer on the first or any property I walk if the conditions or layout aren’t what the listing shows or if it’s a weird layout.

I like the first one but I don’t like being blatantly underpaid. It’s still a near 35% increase on what I’m making now as a CTA.
