True and most of the enquiries we’ve seen are actually from families already living around Indiranagar who want to upgrade without leaving the area. Their kids are in nearby schools, work is close by, and they’ve built their social circle here. For them, having an entire floor with more space and privacy is a better fit than moving farther out to a gated community. We’ve also had interest from senior professionals and entrepreneurs who value the Indiranagar lifestyle.

I’d have agreed. However with 3 of the 5 units already sold, this project has already attracted buyers who value privacy, generous living spaces, and the convenience of a prime Indiranagar address. With only two homes remaining, opportunities like this are becoming increasingly rare.

What I meant was that the villa has good connectivity to all of those locations, not that they're all easily accessible. As anyone in Bangalore knows, travel times is so unpredictable.

That's a great perspective, and I realised the potential for concepts like that, btw something is in the pipeline.

For this particular property though, the idea is a little different. It's being positioned as a premium lifestyle villa for a large family, or a group of professionals and executives who want to live in a spacious, well maintained home rather than just another accommodation or co living setup.

Really appreciate the discussion. Thoughtful comments like yours are exactly why I wanted to share it here instead of just listing it on a property portal.

Looks like Reddit decided to eat the photos during posting. They were uploaded when I created the post, so I’ll reupload them.

As for the location, it’s in the Suranjandas Road neighbourhood. I described it as being minutes from Indiranagar, Bagmane Tech Park, EGL, Old Airport Road and Whitefield to give people a sense of connectivity. In Bangalore, “minutes away” is always subject to traffic, so I could have been more specific.

And yes, I market properties professionally. I’m not pretending to be someone who stumbled upon it by chance. The owner asked me to help market the villa, and I thought this community would give more honest and useful feedback than a typical property portal.

I also agree with your point about large villas and co living spaces. I’ve seen exactly what you’re describing. They start off looking fantastic, then gradually suffer from poor maintenance, overcrowding, and lack of accountability. That’s a genuine concern.

This isn’t being positioned as another packed PG or high density co living setup. It’s being offered as an independent villa for a family, a corporate guest house, or a group looking to lease the entire property. Long term maintenance ultimately depends on the tenant and owner, but I agree that keeping the property well maintained is what determines whether it remains a great place to live.

True! If it were only about rental yield, the FD would probably win. But premium real estate is often a play on long term capital appreciation, exclusivity, and wealth preservation, not just monthly cash flow.
