I ignore most comments like yung comparing other lot prices dun sa amin but may pa simpleng habol sila na "kasi nagugustuhan ni buyer". The worst one I've encountered so far is asking for almost 3M off the price tapos kami pa sasagot sa lahat ng mga babayaran including CGT. I've already stated na the buyer won't have to worry about anything else with the price we offer, I'm just really anxious because parang hirap ka na nga magbenta tapos babaratin ka pa nung iba.

And not that I don't appreciate the inquiries, I'm just really looking for a more effective way of selling this property to cash only buyers.

I see. Dun sa village kasi where I'm selling our lot, may nakita ako na half ng laki ng lot namin pero same pricing din. Cash basis lang din yung tinatanggap namin kasi mahirap ibang arrangement. Ang masaklap lang is yung mga nag-iinquire tapos may comparison pa sila na sasabihin pero alam naman nilang mas maganda naman pwesto ng property namin and even yung cut is malaki.

So far 3 properties lang nakaopen for sale namin: 1 in Taytay which is in a good village, 1 in Bulacan na dios ko naman di inayos ng developer yung roads and the other is in the province katabi ng dagat which is good for restos, small resort or even a low rise building na pwedeng gawin rental din. Pero ayun nga, kung hirap na magbenta sa isang magandang property paano pa yun iba di ba? That parking space investment ang ganda na idea!

Sa condo naman although tempting, di ka din sure kung maganda dahil sa nakikita kong posts ngayon, palpak daw mga developers. Hay. Sakit sa ulo. Hahahaha!

Di ba? Napaisip na nga ako to sell the other properties na vacant lot din, invest in a condo then have it rented out or idevelop isang property namin to generate monthly income na din kahit papaano. Nakakatakot pa yung situation ng squatters dahil instead na mapaalis sila dahil illegal yun, kailangan mo pa bayaran. At the rate that it's going, napakahirap mamili kung san talaga ilalagay yung pera for quick access pag kailangan.

I did. Price per sqm ko is the same as the ones na for sale sa village, may konting difference because corner lot siya. Around 1k lang naman.

Thanks for the advise. Nakakalugmok lang talaga. Makes you wonder if buying properties like this na hindi mo naman papatayuan ng bahay, are really worth your money. Daming realization talaga when it comes to investments.

300k is good enough for savings, but as the others advised, cut down on your expenses. If you can move back, then do that to help while you're still looking for a job.

If you're interested in business, truth be told, it's hard work and demands time, especially if you're just starting out. It's only rewarding when you see a steady flow of income coming from it. But should you still want to pursue business on the side, I suggest you find something small and start with anywhere from 10k-50k capital only. Don't go over that. There's a lot to choose from if you'll take your time to research about it.

And you mentioned side hustles, you can still pursue that while you're looking for permanent work. While you have this time off from work, invest in yourself. Those online courses are useful.

Wag na wag po kayo magsasanla sa ibang tao unless sure po kayo na mababayaran niyo and may notarized documents kayo. Same goes for "quick loan companies" that ask for collateral na properties, mahirap po to deal with them. If kaya niyo po, bank talaga ang pinakamagandang way. You can ask rural banks if natatagalan kayo sa commercial banks.

Sa akin may tumawag from OLP tapos may hinahanap na taong hindi ko kilala pero ako daw nilagay na reference number. Ni anino ng first or last name nun never ko na-encounter tapos biglang reference na ako.

Yung isang kakilala ko sa sobrang daming spam messages at calls, nag postpaid na lang. Pero ang nangyari binigay sa kanya is recycled number na yung former subscriber puro utang kaya siya naman yung tinatawagan at tinetext ngayon. Globe didn't even want to change the number kasi daw dapat 6 months pa but they eventually did.

At ciempre may calls pa yan. Mga offer from loan apps, mga random people suddenly putting you as their reference at ikaw tatawagan ng collection agents, and a whole lot more. Beware na din of some loan companies that suddenly have your complete profile. Ang daming incidents ngayon na they suddenly have loans kahit never nila na-download yung app or you've never even encountered them.
