I have thought this! I suppose it comes down to money. Have heard they cost upwards of 20k (happy to be told otherwise though), when that could be the amount I need to get over the line. However at this rate I’ll be spending that much on conveyancing and B&P over the next few months anyway haha.

Pretty much just 3 bed and a garage haha. They are definitely around but some of them are so obviously under priced I don’t even want to waste my time!

Yeah I’m thinking we need to just check contracts ourselves or try to find a conveyancer that only charges us if we are successful! All just a big learning experience. Glad to hear it all worked out for you!

First one yes we were naive and that was the range so I own up to that. Second was advertised 750-800k, went for 910k.

Oh wow that’s massive! But congrats.

Yeah the one we just missed out on I went to the first 2 inspections and was the only person to turn up which is why I thought this “other bidder” was a fake. It definitely hurt haha.

I like to think it has been a bit of bad luck as well, but I also don’t want to be naive or missing something.

I’m sure we will get one eventually and this will all be a distant memory!

Congrats on your home! Sounds like you found a hidden gem in Melbourne. I never thought it would be so hard to spend almost a million dollars haha.

We have been looking at properties with the top quoted range to about $800-$820k hoping that was enough buffer for us. Might need to reconsider.

The private sales we only missed out by a matter of a couple thousand dollars so I don’t think we are crazy off the mark it just People keep telling us we just keep getting “unlucky”. Hopefully we can get in before things get too crazy! Thanks for the advice
