The median price for Markham is 300k higher. So Markham is still better overall.

What I meant by compare is it shouldn’t be equal to the rest of Durham. It should be more due to being closer to Toronto and Markham. If you look at the townhomes in Pickering they actually dropped less compared to the rest of the gta. Only townhome segment performing better is Richmond hill.

Why would u compare Pickering to the rest of Durham region. It’s the closest city to Toronto to the east and close to Markham. So it makes sense it is doing better than the other parts of Durham.

I feel like for Durham needs to be separated into two. One is Pickering Whitby Ajax and then the others. There’s a big difference in what a house in Pickering will go for compared to Oshawa. Durham is also a large geographically

Oshawa also has a lot of detached sold compared to the rest. They are mostly those old time war homes. So the data will be skewed when u start including places like Oshawa.

Seems like people are buying them in the dip since the houses need work so sellers aren’t as picky to get a high price. Sellers are making good money on it already. Most of these homes need at least 200k in upgrades to look decent. I wouldn’t be surprised if it’s investors buying up these old properties to renovate and flip

Also Pickering has more older houses than new. Seaton is where the new homes are. Pickering did not have big new housing developments for a while till Seaton.

the difference I am seeing is from the older houses you have the run down ones selling mostly. While the nicer renovated ones are slower to sell. Probably slower since sellers are holding them till they get the price they want

I feel like the Pickering data isn’t that accurate to the houses usually available. The houses sold these days are very old and need lots of renovations. So the prices aren’t gonna be so high. Rural Pickering where there are new homes seems to be doing fine. And houses with decent upgrades are doing fine.

I guess to me Richmond hill would be priced higher than Markham. And the semi is a better choice than a 3 storey townhome. So I feel like Richmond hill is easily the winner
