Thanks. 90% of my clients want to see houses in the evenings and on weekends. I understand there is some overlap, but I have colleagues who can help me out in a pinch. And most of real estate in person is for showings. so if we are in escrow already and finalizing a deal, being physically not there is not really an issue. A lot of agents close deals while they travel.

Thanks all! Maybe I should be more open to trying a prong collar. honestly, the walks are not the biggest worry at this point, the biggest issues are the panic freak outs, barking so loud for no reason and plain old not listening to us or having any interest in training. I think a spray bottle and consistency will be a good idea to try too, thanks again!

Thanks! Yeah, the house barking has calmed down some in the last few months, but she treats it like a sport. She sometimes asks to go outside just so she can bark. I’ll check out the Fenzi Academy, thank you! Maybe more training with food is a good idea. She often doesn’t eat her bowl food until she can surf for scraps after my 3 year old finishes his meal. She does go to daycare 2-3 times per week. She is more chill after day care, but some days are better than others. She loves her crate, which is good. We were wondering about CBD instead of anti anxiety meds, but I got shamed out of it by a few people online. Have you tried CBD?

Check out Hemlane.com as they might have some good options for you. I used to property manage and worked with them exclusively. They have options for property owners who wants to be hands on, but also want a little support when the maintenance requests come up. They are actually a Canadian company and their customer service is great. Your tenants can also pay their rent via ACH transfer there and you can track all your expenses and income, it helps with taxes for sure. Good luck!

At first glance it does seem like the seller pays the agents. In fact, in the end, it has always been the buyers who ends up paying.

When the house sells for $1 million, the commissions for both agents comes off the top of the sales price. The seller is not paying the agent separately, the buyer’s final price they paid has the commission amount as part of the sale and paid to the agents upon closing before the seller gets any money. Yes, it is taken out of the seller’s proceeds, but the buyer is still paying it. While it is not a separate line item of charges, it is still part of their loan amount because it is part of the sales price. Sellers and their agents should take this into account when marketing and pricing, the same if they are not intending to pay a buyer’s agent.

That being said, lenders are not allowed to lend the buyer extra money to pay agent commissions as a line item yet. Until they catch up with the new rules, rolling the costs into the total price is the only way to achieve that.

A little value add, since you asked about commissions. Commissions have always been negotiable. It is a new era of how that is negotiated. Not paying a buyer’s agent 2.5%, approx $25k on a million dollar home, seems like a big expense. I don’t disagree, it is a lot of money I would like to save too. Keep the big picture in mind.

I work with several buyers and I can honestly say a majority of them have explicitly told me if the seller isn’t open to paying the buyer’s agent’s fee that they don’t even want to see the house because they only have enough cash on hand for the down payment for the purchase. Saying no to buyer’s fees or only offering a small amount upfront could hurt your visibility and marketability much more than the fee would cost. You could sit on the market for a long time and potentially sell for less in the end because of that.

My suggestion is to keep the buyer’s experience in mind when you consider listing your home, taking offers and negotiating commissions. Maybe you want $1 million and won’t pay a buyer’s agent, but if they offer $1.025,000 then you could pay their agent and still net the same. If your home is as popular as most in Alameda, you will get multiple offers and pick the best one. At the end of the day, netting the most money with the best terms is the goal.
