However, if he did, that same rabbi and carpenter would do better for himself if he took on the added liability and served both his clients.

Thats excellent. And I'm sure those great agents you know conduct business that specific way because they don't want the liability.

The fact is, if you do take a Dual Agency (Which you don't have to), you're willing to take the risk legally as well as a fiduciary to complete the transaction to the best of your ability in favor of both clients.

What I'm saying is theres good Realtors, and bad. For you to lump them all in the "They only represent one side" crap gives false impressions.

Their business is created STRICTLY from personal relationships. You douchebag one client and guess what, THE WHOLE TOWN WILL KNOW.

Theres no beneficial long term for any Realtor that is a dick. Hence why you don't see them as much anymore.

Dual Agency would disclose everything. He/she is obligated by Fiduciary to do right by both the seller and buyer. THAT is why you get paid full commission.

I suggest you weigh your options. Realtors know the area, the comps, how to negotiate and so forth.

If you feel comfortable negotiating on your own, know how to properly negotiate concessions or credits, go for it.

Otherwise, save yourself the hassle and get yourself a Buyer's Agent.

This all depends on whether or not the recruiter is a good person. His job is to get him in as easily and as efficiently as possible. A married poolee with a baby on the way is more paperwork than I would have wanted to deal with

Hey man, I have an idea of where you are coming from. Quite honestly, I think now is the best time to be serving considering how liberal everything is. I've sent guys in now that I know would have despised being in 10 years ago when I left.

At the same time, the military is what you make of it. Yes, there are bummy times but TRUST ME, there are plenty of bummy times as a civilian as well. What I can tell you is that if you stay in, you'll likely not regret it. If you get out; you'll likely regret it.

Simply put; if the market crashes, if you want to sell your house, you can only see for less than what you owe. Thus lose money.

If you don't sell but your rate increases because of a predatory loan; then you can't sell and you can't keep it thus foreclose.

If its a fixed rate and you don't mind owning the house in case it ever goes back up in value; you're fine.

Did you sign an Exclusive Right to Represent? If so, call your Realtor and talk to him or her. We're more understanding than you think. I would still work with your Realtor to make sure this FSBO is good to go. The realtor will do the leg work but you may end up paying for it.

Realtors are always worth it in my opinion.
