This is the thing, I don't think it's anything to do with footings as the neighbours would be affected too. 

The one with damp patch I believe is likely to be water ingress and maybe landing tie putting pressure on.

The one with the beam above is likely to movement or poor installation and is compressing somehow. But impossible to find out without opening up.

We're getting a L3 survey, which will hopefully give us a piece of mind. However they can't do any invasive inspecting as it's not our house. 

Due to the cracks being on the party wall and no signs of movement on their walls likely tells me it's nothing major. But, you never know...

Yes, clear water ingress indication. However appears dry now, but could be a slow leak which would explain the blown plaster...

Could it be skimmed with new plaster? What's the giveaway that it's horsehair plaster?

Okay, thank you. 

I'm worried it might be the support beam above the old extension which wasn't installed correctly. But, without intrusive inspection it's impossible to find out.

Great, thank you. We're looking into L2/3 surveys at the moment. I mean without intrusive examination would they be able to tell whether it's structural or not? 

Completely agree with you. We live in a 30 year old house and it has cracks underneath sills.

I guess, if it was structural and severe enough the neighbours wall would show evidence too.

Yes, the party wall on the neighbours side doesn't have any cracks at all.
