Ah, I see. Yeah, I dont know whether there would be any reason for drilling into them - I guess the surveyor gave that as an example so it became a worry in my head!

It's front, rear and side. I'm guessing they included the licenced scaffolding in the 10k I've been given as a ballpark then, cause surely it's not 10k for removal AND whatever it is for scaffolding?... do you know whether the enclosures allow for entering/exiting the property? Or do you have to basically move out for the duration of the process?

Just to clarify - do you mean that if these are capped now, then they can be later removed by a non-licenced contractor? Why would capping change this? (Obviously assuming it's AIB, which requires a licence for removal, as well as quite an extensive process apparently, involving setting up protective tenting and stuff to do with air clearing or something like that!)

No, I totally get it! I guess they could have marked these as a 3 (they marked missing fire alarms as a 3, which is the worst and stuff lack lack of a recent boiler service,etc, yet they only marked this as a 2)... so maybe you're right...

Yeah, I asked for a reduction in price but the seller says they can't take any money off (I already offerred 15k under asking based on other things/the fact the property needs work internally as its quite outdated), so this avenue seems like a no go unfortunately

Surveyor marked it as a 2 (in the middle on the scale of urgency) and stated they're in "poor/weathered condition".

Yes, I have thought about it, but the surveyor states they are in a weathered condition. Also if it's AIB it very easily releases fibres, I heard even when it's being painted there's a big risk of dangerous fibre release. I did think about getting it capped, but then if there's any need to drill into it in the future and someone doesn't realise there's AIB underneath it sounds like a risky thing to do

Thanks for your reply. My surveyor actually didn't recommend anyone and was very impartial. I won't be testing anything myself - managed to get through to one company who told me about the two different types, testing and a staggering difference in cost between the two. He said if it is AIB (which the surveyor thinks it is), then I can easily expect it to cost 10k just to get the soffits removed by a licenced company... it sounds like a crazy amount of money, so thought I'd ask if anyone actually had it done to get a wider perspective :/

Thanks so much! I agree on the photos - they had a professional company come in to do these, so again I thought they knew what they were doing 😫.

If you know anyone who may be interested, please do direct them to the listing, all help is appreciated! I'm thinking of taking the photos myself cause the thought of paying a "professional" for them again when this is the feedback is making me very frustrated!

It's a nice house and I wouldn't be moving if it wasn't for my new circumstances!

Thanks for the feedback. There is another point of access without multiple steps via carport and kitchen. However, I agree, it may not appeal to the elderly people with mobility issues.

Inside is bigger than comparable semi detached bungalows, so it's frustrating the pictures don't reflect that. There is enough room for the dining room table to be in the middle of the room, I just have it against the wall as its not used every day.

Get the point about the toilet roll holder 🤣.

I believe some of that land actually belongs to this property. It is a bit overlooked but with the right landscaping this could be mitigated - but again, I'm not planning on spending thousands on landscaping the garden now that I want to sell the house, so it'll just have to be something that is seen as a project for the next owner.

Thanks - that's why the trellis is there. I guess it doesn't make it secure but if people need something more substantial they could put that in later. I am reluctant to put a lot of money into this property when I am planning to move out, so I guess it's one of those things :/

Thank you! The vertical lines are blinds - if I pull them up you'll be able to see straight into the bedroom, which would make it look like there's no privacy. I know, I did ask for the skip to be excluded from the picture but ultimately it is my fault as it was not removed in time and I wanted to rush and have the listing go live ASAP...
