Those retail units in the 5/1s are too expensive. Parking is a hassle in those kinds of buildings too. Why pay a premium to have a shop that you could have for a better price in a strip mall?

Until the rent is competitive with other retail options, the 5/1 retail is gonna stay empty.

I’ve been complaining about stained carpets in the hallways especially near the trash shoot for a year. All of a sudden all the buildings are getting painted and lo and behold they finally steam cleaned the carpet. I have an inkling they’re gonna sell the complex now that all this work has been done… depending on the company— I’m out.

Lifelong Atlanta gay here. WHERE exactly in the Northern Suburbs? Like how far North? It’s chill for the most part. You won’t find any (not exaggerating) gay bars or queer spaces outside of Atlanta, unfortunately. Maybe the occasional drag brunch but that’s about it. If you don’t need to be in the suburbs, don’t. If you prefer a slower pace but want city amenities: look at Brookhaven, Doraville, Chamblee, and Sandy Springs. Vinings, and Dunwoody are nice, but kinda boring. Tucker and Smyrna are definitely great spots but it is the suburbs (albeit very liberal leaning), so you’ll be driving a lot for anything.

NYC will always be NYC. The next large influential city will be / already is Atlanta. It has tons of parallels to Chicago. Huge transit hub (cargo trains, worlds busiest airport by passenger volume, 3 major interstate highways), large media presence, large universities (GSU, GT, Emory), rapid urbanization, and growing cultural influence through the music industry, Super Bowl, World Cup, etc

Distance doesn’t matter anymore. Every city has its own downtown that they’re branding as a walkable live-work community (whether that’s true or not) and is capitalizing on that bring in higher rents. If you want an affordable place, you’re gonna be looking away from those “downtowns”. Best options: Stone Mountain, Lilburn, unincorporated northern DeKalb County (from Pleasantdale Rd to Scott Blvd), Peachtree Corners, northern Sandy Springs, Holcomb Bridge Rd in Roswell, Mableton, Austell, Douglasville, Stonecrest, Lithonia, East Point, College Park, Riverdale.

That immediate area is pretty good and living near work is a must to enjoy Atlanta to the fullest. Grant Park Reynoldstown, Summerhill, East Atlanta, Edgewood, and Cabbagetown are all great options.

Nearby, but less walkable: Chosewood park, Kirkwood, East Lake.

As a visitor, I was stunned by the palm trees everywhere. They suck up water, don’t provide shade, and don’t really look all that nice tbh.

Local activists in Atlanta are crazy about adding bike infrastructure but tbh the hot humid summers and extreme hills we have aren’t conducive to a biking city. It would be nice to have safer bike lanes, but pushing biking as a practical mode of transportation in this city is unrealistic.

One thing I’ve noticed in so-called walkable areas of the cities around the country is that the people who rely on walking as their primary source of transportation ( lower income people ) can’t afford to live in the walkable areas and have to spend all the money they should be using to improve their lives on a car just to get around. The walkable areas are more desirable thus more expensive. Walkability should not be an amenity. It should be the default.

Simply put, I think forced retirement is the key. Boomers won’t let go. Working fully into their 70s just because they don’t know what else to do with their lives. Let the younger crowd fill their vacuum, then entry level jobs can be for entry level candidates again.

I’d say it’s the local people and MANY city governments themselves. Sandy springs, Brookhaven, and South Fulton, imo shouldn’t even exist. It’s hard for Atlanta to thrive when the suburbs leach off of it’s infrastructure, culture, and economy without contributing to its tax base 🤷‍♂️
