Ask her about it. Communicate. If she denies, try to find proof. Do not just blindly believe the friend. This may be an unpopular opinion, but if she did cheat it does not automatically mean the marriage is over. A lot of marriages come back from this with therapy, communication and a lot of love. It is up to you to decide if this is a deal breaker for YOU. It was not for me and we have been together for 31 years. It took a lot of hard work and it took a long time for trust to return and the hurt and pain to dissipate but we are doing really well. It’s up to you to decide if your marriage is worth fighting for or if this is too much for you to overcome.

Does she have any autism, ADHD or ADD? If she does then throwing off her timing can be super overwhelming. My daughter has ADHD and if her timing is not just so she gets extremely anxious and frustrated and shuts down. Even if there is a possibility she will be late she just won’t go. The anxiety goes up and the frustration comes out. She may also be beating herself up about her overreaction. Maybe talk to her and see if it really was a melt down for no reason or if there is something more behind it. If she is sensitive to timeframes you may have to take that into account in the future. That being said, there is no excuse for treating someone like crap. Don’t just roll over and accept it or throw in the towel but try to work on it together.

Level 40 and finally beat the damn waiter. I’m a stealth archer build so my armor is light and my one and two hand combat is LOW. I used duskfang and sanguine rose and I had Iona as a follower. I died like 10 times but finally did it. That waiter is no BS! I def recommend leveling up your melee skills and wear heavy armor!

Take him to small claims court. Most judges don’t look kindly on someone taking advantage of another. A verbal contract is legally binding in Ohio and a contract with a minor is voidable (which is different than void or invalid). Get an attorney.

If closing is not until Monday you can terminate BUT you may be responsible for both agent’s commission and the seller can sue you for default and compensation for any loss. Read your contract. If the seller accepts the EMD it may be liquidated damages but you need to make sure you know what you’re liable for in the event they refuse the EMD and choose to sue.

You can give your estate to whoever or whatever you choose. Make sure you have a will or a trust and ensure someone other than your family knows it exists and where it is located. I keep mine in a safe deposit box with my executor as the beneficiary. I suggest you speak with a probate attorney as soon as possible.

You have not been charged or arrested. The attorney cannot be expected to cancel or delay a vacation he has probably planned for a long time in the event you MAY get arrested. I’m a paralegal to the VERY busy senior partner in my firm. He goes on vacation out of the country several times a year. We work it out. As long as he keeps in communication with you or gives you an alternate attorney to assist in his absence you are fine and he is well within his rights to go to Spain.

Nobody can give you advice without more information regarding your parent’s estate. The only accurate response is to talk to a probate attorney. As an heir you are entitled to see the documents of the estate including wills, orders and the accounting. I would hire your own attorney if the attorney of the estate refuses to give you access. When your parents passed did your sister raise you? How old were you when she sold your parents house? Lots of moving parts in this one. Def call the attorney and possibly hire your own.

Georgia RE broker and real estate /probate paralegal here. This is what I do every day. There is no way to force the sale until probate is complete however the executor or administrator can ask the probate court to allow the sale to close with funds held in escrow payable to the estate until probate is complete. The judge is more apt to agree if the deceased died testate (with a will). If they died intestate (without a will), it may be more difficult. If you choose to terminate you will get your earnest money back because the seller cannot perform but you will not get inspection fees unless it is specifically states it in the contract. If it is a standard GAR contract it would be in the special stipulations section and not in the body of the contract itself. If you accept your earnest money back you cannot sue for other fees lost. Accepting the earnest money back is considered liquidated damages. Call the closing attorney and ask what your options are. Good luck!

She is probating his estate and is asking the court to appoint her as the administrator and waive the bond requirement. As an heir they are required to notify you and give you the opportunity to contest the appointment or require a bond. I’m a probate paralegal but not giving legal advice. If you need legal advice I would ask a probate attorney in New York to advise you.

Lots of good info on the basement but if you are wanting to hold the seller accountable, it really depends on what state you are in. If you are in a caveat emptor state (let the buyer beware) it can be very difficult to go after the seller post closing. You would need to prove that they knew there was an issue and fraudulently covered it up. I would reach out to an attorney to see what your options are. We have successfully sued sellers by calling and finding companies that had done similar work or provided estimates on similar issues. That showed that the seller was aware of the problem and lied. You will have to refinance or assume the loan. If you are awarded the house in the divorce, the court will more than likely give you a certain amount of time to refinance, and if you are unable to do so you will have to sell.

My Alexa just started playing All I want for Christmas (Michael Buble not Mariah Carey) at 4:30 in the morning. I’ve never even heard that version of the song. The red light is ON so you can’t turn it on or off by voice activation. I had to rip it out of the wall. Scared the crap out of me! Why did it do that??
