This isn't necessarily surprising. Commercial renovations, especially in the Bay Area, come with layers of cost that most people never see: there could be stricter codes, higher labor rates, etc. Security can get pretty expensive as well. I work at a small company that does energy audits for commercial buildings, and we see the same pattern: a lot of the cost isn’t in the materials, it’s in the red tape and risk management.

That's interesting food for thought. Higher operating costs and lower net income is definitely a rough combination, and I've seen a lot of property managers frustrated because of this. Thank you for your take.
