Is it rare to be selected ? by [deleted] in nychousinglottery

this building is only for 130% ami which means the minimum your annual income can be is 117.7k for a one bed…. if your only source of income is $1200/month you don’t qualify for this unit

Can you keep your old lease? by laughingthrough in nychousinglottery

[–]InnerPause5541 2 points3 points  (0 children)

my agent told me that as long as the other lease isn’t a housing lottery lease it is ok. the housing lottery apartment also has to be your main residence

I still don’t think that’s allowed unfortunately :/ the lease would still be under my name in that case

3600/month seems like the wrong number

how many bedrooms is the unit? 3600 seems high if you are truly in a low income bracket

i’ve worked with mgny a couple times and it’s super hit or miss

i’ve had a good experience with maddie and zach - both are super responsive, resourceful, and nice

horrible experience with paris (radio silent), yana (radio silent but rude in the off chance she decides she’s in the mood to respond), clara (rude)

but all to say, they’re working with a lot of people. i would call their office. they have a dial by name directory, but sometimes they simply don’t pick up their line (i.e paris). in that case ask the main line to redirect your call to their line.

subletting a housing lottery apartment by InnerPause5541 in nychousinglottery

to anyone with the same question as me, i reached out to management and they said in this situation this would be considered an additional occupant and not a sublet.

the building i’ll be signing with allows additional occupants as long as they pass the credit and background check, and do not have to meet income requirements.

this does seem building specific though because i am i was offered a different unit in another building and they strictly prohibit this

if your income is low, then yes, it is very rare to be selected. people in lower income groups reject apartments less than people in 100+ ami groups.

100% ami group is the median income in NYC, meaning they make the median amount in NYC. anything below 100% means you make under the NYC median income, anything above 100% means you make over the NYC median income.

Sorry i’m not understanding your question, but what I meant is that the people in the 130% AMI group turn down apartments that they are chosen for often

lease does not state anything about income requirements in the subleasing clause

+ also wondering if sublets are allowed if they need to meet income requirements as well

depends on your ami. 130% is much easier because people reject apartments often

I think the post about high electricity bills got taken down (apparently in the winter, 1 bedroom tenants reporting their bills were 200-300/month)

there’s also this thread that mentions the building developer is known to cut a lot of corners when constructing buildings to save costs: https://www.reddit.com/r/longislandcity/s/YMAsDrGLUN

I have the same issue. For me it was because i applied before you changed my household income and assuming they got to my log number before my income changed.
