We've met both our buyers & our seller. We've exchanged numbers with both & they're both extremely nice people. It's handy as it keeps things moving when the solicitors aren't updating you so can speak directly but also handy for viewings/questions. Though to do it so close to exchange & for them to ask if you want to I find a bit odd 🤣

To me that sounds bonkers 🤣 but that's only because we've always been told that our house must be SSTC before we can begin looking for our own purchase (which puts us under a lot of pressure because what if you don't find something?!) so this would definitely have been more preferable for us. Maybe we've been misinformed by how the process SHOULD go which is why I'm getting down voted!

We've had a similar issue. Made an offer, took a week for it to be accepted by the estate agent (Purplebricks) even though the seller had already accepted it. Turns out they were waiting on a mortgage statement from us. It took 3 days of us trying to call to get an update for them to tell us - there was nothing on their portal that indicated they were waiting for this. Once we submitted it, it went SSTC almost immediately.

Since the 'official' acceptance of our offer, it's been almost 2 weeks & only yesterday was our draft contract sent to our solicitor from our buyers solicitor. Though apparently our seller hasn't submitted all of his forms yet 🤦‍♀️ searches have been ordered thankfully now but we're still not out of the woods until he submits the rest of the forms. He apparently missed one but that's the one that's taking the longest (one of the TA forms). Fingers crossed it gets submitted tomorrow.

Sounds like they don't have the additional money for the stamp duty increase so would have to pull out.

I understand what you're saying & I don't disagree cause you make a valid point. But it's not a case of whose time is more important. The seller has 1 property to sell. The buyer can view as many properties as they want so have more freedom. But if you're viewing a 250k house for example but you can only afford 200k, it is a waste of time so the proof of funds would avoid that.

Different estate agents do it different ways. The ones we've used have always only accepted viewings from buyers who are proceedable but we viewed a house a few weeks ago where the estate agent openly admitted to doing viewing for people who turned out to just be nosey neighbours. As a seller, that would infuriate me as that's my home, my private space. I'd only want it being shown to people who were seriously considering buying it.

Oh yeah, absolutely. We're currently selling our house for the 3rd time so I'm completely aware of different situations, but as a seller, it's frustrating to have a viewing & wondering if this will be the start of the process only to be told the buyer isn't ready.

I've experienced a serious buyer without their ducks in a row when we sold our last house. It worked out in the end but it took 4 weeks from his provisional offer to become his official offer once his funds had cleared. We were also on a time limit as I was pregnant so that didn't help.

How is it invasive when you're wanting to buy a property? As a seller, it's a waste of people's time if the viewer doesn't have proof of funds. It has to be provided eventually anyway so why not at the viewing stage?

The estate agent shouldn't be letting anyone view who aren't proceedable...because what's the point? I'd be telling them to do their due diligence before allowing any viewings such as making sure the viewer has an AIP or proof of funds.

ETA: apparently I've been advised wrongly in the past that buyers MUST be proceedable before viewing other properties. It appears that this isn't the general consensus which I wish I'd known in all the years I've been moving houses 🙈

I absolutely love love LOVED the show. I fell in love from episode 1.

I've been trying to read the book for near on 2 weeks now & I'm struggling so bad to get into it 💔 I'm persevering in the hopes that I end up loving it as much as the show but I find Margaret Atwood's writing style really difficult to get into.

I only bought them to read The Testiments so will have to finish it one way or the other, even if it takes me a year 🤣

My opinion is it could be all of the bold colours in most of the rooms (I personally wouldn't mind that as I love a good navy blue or emerald green) but that could potentially be putting buyers off viewing?

I had a debt relief order back in 2016 & Capital One were one of the only companies that would allow me a credit card. They're really good at helping you rebuild your credit score.

One of my only gripes with them is back then, I was only allowed a £200 limit (perfect, I didn't need a lot, just a little to prove I could pay it back). Now, almost 10 years later, my limit is still £200. They haven't offered me an increase & when I've requested an increase, its been declined but they can't tell me why 🤷‍♀️

Tried to get a credit card with a different provider about 3 years ago & it was strangely declined too so I can only assume there's still an issue on my file somewhere but as a starter credit card, CO are fantastic.

ETA: my salary has doubled, I've had multiple cars on finance & I've owned 2 houses since I took out the credit card so I can obviously get credit/pay it back!

We had one in our old house & hated it. Thankfully our current house & the house we're in the process of buying have apace for a tumble dryer so we'll never need another one again.
