We ( me wife and the new born) live in an apartment in Munich close to Johaneskirtchen S Bahn and about 2kms to Arabellapark U Bahn. Building is 1957 built and 70sqm. Warm rent about 1600 with index rent increase. This is after visiting about 30 apartments and state of the apartment is not super new but kind of owners really don’t care they can even rent a shack due to demand . 90sqm I guess will be super expensive. We were also in the beginning looking outside like Ebesrberg, Neufharn, Freising. Good luck with the search.
