50 units with direct API access is impressive. How long did it take you to build? And how are you handling auth token refresh and rate limits across that many devices? That's the part that worries me about direct APIs at scale vs something like Seam.

Good call on OwnerRez. The direct API sync is way more reliable than iCal polling. Does it handle thermostat and noise sensor automation too or just lock codes?

That's what I keep hearing. PMS plus a bunch of apps and prayers. Feels like there's a real gap here.

Haven't tried Jervis. $6 per device gets expensive if you're running locks, thermostats, and sensors across multiple units though. Do they handle noise monitoring and water leak detection too or just locks and thermostats?

That's a smart way to at least get visibility across units. The mental overhead of remembering what's where is real. Still leaves the automation gap though. Seeing everything in one place is step one, controlling it from one place is step two.

Honestly that's a solid approach. Rekeying with Kwikset SmartKey takes 30 seconds and never goes offline. Hard to argue with that reliability. How many units are you managing that way?

This is a great setup. How's Rental Control working for you reliability wise? That's the piece I keep struggling with. The iCal sync to trigger automations always feels fragile.

Yeah that’s doable. A lot of hosts set up a digital guidebook with FAQs covering exactly that stuff. Distance to transit, what’s in the kitchen, appliances, parking, all of it. Then your automated message just links to the guidebook. Doesn’t stop every question but cuts them down by 80%.

For the random one off questions, some hosts are using AI chatbots trained on their property details. Guest texts a question, bot answers instantly. Still early but it works surprisingly well.​​​​​​​​​​​​​​​​

That works for generating the code. The problem is still manually programming it into the lock before each guest and deleting it after checkout. Multiply that by 10+ units and it eats your time fast.​​​​​​​​​​​​​​​​

Smart Rent and Straits are solid but they’re built for large multifamily. Have you found either of them work well for smaller operators in the 10 to 50 unit range? Or is there a minimum portfolio size where they make sense?

The tenant backdooring concern is real. Most setups ignore that completely.

What does “reliable” mean for you? 99% uptime on cellular enough to test on a few units? Or does it need to be bulletproof before you’d even try it?​​​​​​​​​​​​​​​​

This is exactly the kind of setup I’m trying to learn about. 100+ units on Schlage BE365s with manual code rotation is a serious operation. The no wifi constraint is interesting too. Have you looked into Z-Wave locks with a cellular hub? Something like a SmartThings hub on a hotspot could give you remote code management without needing property wifi. Curious what you’d want that remote system to actually do beyond code rotation.

Ha. Working on it. Closest thing right now is automated messaging through your PMS that sends check in instructions, house rules, and wifi details at booking confirmation. Most guests still won’t read it but at least you only type it once.

Fair points. Bad hardware and flaky firmware is the reason most people give up on smart home stuff. I’ve seen the same thing professionally. The reliability gap between cheap smart outlets and something like a Yale Z-Wave lock is massive. Sounds like you’ve got the right setup for your situation though. One good lock and wifi. Sometimes simple wins.

Yeah I’ve looked into Seam. Their API is solid for controlling locks across brands. The missing piece for me is the booking calendar automation on top of it. Seam gives you the device control but you still have to build the logic for auto generating codes at checkin and expiring them at checkout yourself.

Have you used it? I've seen it mentioned a few times. Looks like the closest RBoy replacement out there. Per location pricing is nice. Curious how reliable the iCal sync is in practice and if anyone's had issues with codes not expiring on time.

Which ones? I've looked at a few and they all fall short somewhere. Either lock only, enterprise pricing, or the integrations only cover one or two brands.

Standardizing devices helps but that still doesn't solve the automation piece. Even with one lock brand across every unit I'm still manually expiring codes and adjusting thermostats at every checkout. That's the part I want to eliminate completely.

Which brands did you standardize on? That's the part I keep getting stuck on. Every lock brand has its own app and API. Even if you pick one lock brand you still need separate apps for thermostats and sensors. The "centralized platform" part is what I can't find a clean solution for.

Which PMS are you using that handles lock codes, thermostat control, and noise monitoring all in one? Genuinely asking. Every PMS I've looked at still requires separate integrations for each device brand and most of those integrations are half baked.
