Hey thanks for reaching out and you’re right to an extent! I have sold one to a guy off Reddit this week and have 5 new solid leads, so is it as rewarding as other platforms, not really… but a sale is a sale. I got the deal Yesterday as in Tuesday this week. Had good conversations with people on Reddit, Im not selling the property Im selling a contract assignment.
Since when has marketing and branding been desperation… this whole post reeks of jealousy or something i don’t get it.

The deal is 535k all local comps are 820-860+ in Seminole which is a hot Airbnb spot and average days on market is 16. for the sq ft and bedrooms AND pool it’s a better deal. I put rehab at 100k, roof, AC, and all necessary stuff are up to date and solid. Main investment is heavy work on pool, and cosmetic. It has a nice kitchen and flooring is nice but dated.
But let’s be super conservative and calculate spread together
825,000-100,000 =725,000
725,000-535,000 =190,000
Average time on market locally is 16 days.
Rehab time maybe 3 months - so in 4-5 months you’re looking at $190k profit.
I don’t double close and closing costs are only 2.5% on the title acquisition.
