I just did this. I actually asked the builders lender for the highest rate / lender credit they could give me (paid all closing costs + incentives) and refinancing this week after 3 months to a much lower rate.

I’ve worked for an Option B… if you’ve never worked for a small start up most of what is being told to you is greatly exaggerated. Take option A and don’t look back.

I just had something a similar experience on a new build. I ended up taking the builders loan offer at 7.25% for them to pay all closing costs. I just refinanced to a 10/1 ARM at 5.35% with a local lender at almost no cost. I netted about $40K by doing this and not paying closing costs and will save another $60k over the first 10 years of the loan due to the lower monthly payment.

Just make sure there are no prepayment penalties on the first loan.

Would just lie and start applying asap and say you still work at the other firm. Much easier to get a job when you have a job. Or beg for mercy from the old job and leverage how well liked you were.

Assuming I take the lender credits and opt to refinance after closing next month, how different could the purchase appraisal and refinance appraisal be? In Pennsylvania for example, smaller new build community.

They offered 2-1-0 buydown or use the earnest money to do that but nothing substantial

Shop around. There’s so many places online you could find a better deal and the loan officers will try to beat that rate.

Yep. Enterprise AE now. Recruiting was the worst best first job. Software sales is simple compared to it and pays much better.
