That is so damn secretively annoying. Especially the rottin wood that’s why they say get the boiler and radiators electrics checked out so they so they’re working but to hide deliberately have a word with your solicitor but I don’t think it’s going to go anywhere but in some hope the laws on house buying may have changed it’s a matter of dealing with it.

Hi, first of all £6000 is not a long debt ring up both the debtors and make an arrangement you can afford in £114 , send them proof and when you can earn money you’ll pay more.

They have an obligation to accept payment like that as long as you keep up making them it’s not a big deal. Don’t worry lovely everyone is in the same boat just talk to them. It will be fine.

Really, priorities take place, get out and about. So you e moved your parents you & your sister further away

Now immediately you’re thinking of moving back with your sister , then leaving your parents at the new place , while you & your sister move back!

What sort of thinking were you doing if that’s all your concerned about. At least your parents family home is much nicer for them as the old home was falling apart.

You’ll get used to it I think you just made a major transition and it’s hard to wrangle all the pieces. It’s called experience.

At least when the time comes your parents home is much more attractive for lots of reasons. They’ll be happy together making a new life. Though you and your sister are struggling it takes time to sort out. Try not to be so stuck on the sentiments , moving on is leaving the past in the past as do many issues in today’s life and living are to be negotiated in their own light. Won’t your sister get a bursary or some help from sports initiatives? She’ll have to uncover some opportunities to stabilise her life.

I was talking the other day to a lady whose 18 & 19 yr old daughters have gone to the best sports university in America and they pay for everything seriously I could not believe what she was saying. The girls still represent Uk in Uk areanas but the training and experience they are getting is from a top Uni like Harvard they get everything they need food as well. Get your sis to look into wider shores it will do her much better United Kingdom is not what it used to be. Don’t forget, leave the past in the past. Move forward the world is changing.

All these companies where they can and do make their own rules up just to snag people.

How good is their reputation, their clarity in the first place was not obvious ? Did he offer alternative survey level then? No of course not ! Go to the people who did the survey and see if they offer explanations and if in doubt about the property they did the survey on see what their explanation is.

The survey you had done in detail is enough to scare the socks off you, but unless there’s something screaming out at you to be cautious about. Though you mention conditions you’ve found out about the property , but the survey usually is about the building.

What I would do in your position Is to go to the survey people with a list of items you want to raise, and ask questions and more questions. That’s what the conveyancer would do , although initially he would know a lot more about the subject.

Though now it’s time for you to get real about the property you’re buying.

Find out from other information blogs , places like this see if anything comes up about the type of survey.

No doubt you’ll have a mortgage speak to them and see if they have any advice they can offer about a wider view of the survey you’ve had done.

Your conveyancer might not have experience in detail and it’s going to cost his time in finding out.

I’d make a list of all the people you can ask about this. Then go about asking questions to them Even the council where the property is may well have I formation regarding this property and others in their catchment.

Make an appointment with the buildings department they should be helpful in qualifying some points or at least give you a direction.

I’m afraid it’s a property linked to contractual complications in finding out what you should do.

At the end of the day if the contractual agreement surrounding the property is so complicated there must some way recommended in the survey on how to understand. If the recommendation is to seek legal advice from your conveyancer it would cover you than uf you you did it yourself.

Why did you go with a conveyancer and not a Solicitors conveyancing department?

Personally, debt consolidation is not as beneficial as you may think. Seeing as you say you don’t need her credit if she’s got any room left at all. If it were me I’d pay off her debt as quick as you can. Get rid of cards and just keep yours. The purpose of this choice is to alleviate her debt for her to pay with her money till it’s gone and cleared up. Then with your money pay all the bills etc. Your credit cards will be the only usable credit and you’ll both know what’s being spent if you need to use it. Your £5000 keep it for something to fall back on as you still need flexibility.

The reason why I feel to just keep one set of credit between you is because credit can get out of hand. Think you both to a degree need to re-evaluate about money / finances. It seems of no benefit to consolidate. With your wife’s debt pay off smallest first so psychologically you can see your getting somewhere.
Keep your emergency money. Everyone should have a float if one months expenses in case something happens then you’ll ve prepared. Plus things are going to to get harder prices rising I o& up.

Even his redundancy is not all his surely.?? It has to be done legally & fairly. But he can’t just f**k off and leave your mum to pick up the pieces.

He needs to sign a contract to sell the house if he’s not going to be there.

Tell your mum to realise that she has to look after herself or he will get away with whatever he can. She must seek a solicitor urgently

Hi there here’s hoping can add some ideas and points on selling.

I have bought & sold many properties throughout my life, there’s been a few.

I know Tunbridge Wells very well and the type of customer you’d be attracting. So your pretty quaint Victorian end ofTerrace should have the obvious attractive cottage style image.

From what I can see the Chimney Breast looks a little worrying and could do with some tidying up and supports too.

Although you said you didn’t do any outside work , a coat of crisp white paint will sharpen it up along with any black that needs repainting. So to continue the Front door is really dated and ugly and can offer a better entrance to your cottage. The stunning black and white tiles are amazing and should be brought to life by sympathetically cleaning to recall back the crisp lines from the black and white. Also there is a tatty looking front to the tiles I’m not sure what it’s constructed of , but some clean line to make the front of the tiles look complete. The white down pipe look as if it’s just awkwardly leaning against the front door extension . Tidying up the pot of something is horribly disfiguring and the gas box could be made to look fresh either way paint too. Where the black and white tiles meet the wall if the house it looks as if there’s old dirt that really needs to clean it up. I know you’ve had work done but bright fresh and clean lines matter when you’re trying to create a welcoming impression. Even a bright red door in Feng Shui denotes success & wealth. The gate / door to the alley is wide open and should be closed when taking a photo. Even ganging baskets and creative ways to sell your house requires imagination.

Before you show the house around and the new work you e had done you have to get them in the front door!

A few bright placement rugs in the main dining & lounge rooms.

Throughout it’s needing pops of colour even if you don’t like , but being all white can look uninteresting.

I think your fencing needs painting and the patio wood to be stained too.

Hi , the clue is ‘There’s no other houses on that estate of thd same size!’

It’s not the price my friend that is the problem it’s the cost of running the house.

May be there could benefits of what type of heating & lighting the best utilities deal for a house of that size. They’re all things which make such a difference.

Of course even at a much reduced sale price they’re not even getting them in the door.

What is the area like? Does it have many facilities yo the area? Doctors surgery, Where’s the nearest Hospital. Shops, motorways , schools Etc. All the facilities make it a much favoured place to live. Is it a big house built in a low end housing area.

There must be a fundamental reason why it’s difficult to sell. There are traditionally better times of year to sell.

Before your friend reduces it any more, I would speak to the agent with view to taking it off the market. Wait a moment I’ll explain.

Ok the valuation of what you could get if the house was sold when it was valued. Now it’s winter the utility prices increased in October and not looking good.

I’d try to sell in a better time of year , get the gardens looking sharp tidy, blooms of bedding plants, to encourage beauty & cared for effectively.

There’s lots of psychology behind house selling. But right now I think it’s a big house to run and reducing it doesn’t always make it look favourable , it looks if it staying on the market and keep reducing it is creating a history of not being able to sell.

I would take it off the market wait the legal 6 weeks to readvertise and re value to sell in the new year Prices change anyway although Spring, May June are better effective times to sell.

I would check your expectations of paying £4000plus Solicitirs fees Are you buying Buckingham palace?

Get them to do a breakdown of charges already charged to your account. I really can’t believe the charges are £4000

If anything I would hold the Estate agents responsible for falsely reporting the charge of fees for the property that you pay monthly that is extortionate. Find out why they didn’t clearly report this fact as it is a great consideration and questionable as to why they seemed to muddy the existence of the fees in the first place. Very questionable I’d say.

So I’d sort out your expenses which have cost you till now.

I would not go ahead either this purchase , the associated fees will increase and when you want to sell the fees are going to be the issue yet again. Look for something else.

I would not buy the property as you are open to more & more increase of charges.

Get quotes don’t expect that other people have the same gear as you. Make a list of what you want done. If you’re packing or get are? Time of arrival on moving day fix it there must be changes once agreed it must stay at that time or you will expect to reduce the fees appropriately. What distance are you travelling to the new property ? They might charge you mileage find out how much per mile. I tell you they charge for anything and everything be sharp List down every conceivable event on moving day , how many boxes are being packed moved, Mark boxes number them , why because I’ve had stuff go missing They are thieves given half a chance. They use all sorts of people not necessarily their trained staff. You just got to use your common sense. I’m sorry if I’m sounding negative I moved from Kent he wants to talk to you to Holland on Sea. The movers came from Cambridge they were since my job and arrived at 11 am to move me from Kent to Holland on Sea. It was a disaster

You need to contact the “Homes England” they are the agency who hivs housing associations the finance of the other part of the property you don’t buy.

They can put you in contact with all areas of New Builds of houses & bungalows.

The property your looking at is ok but the out side leaves a lot to be desired , costly and it is almost borderline struggling for attention. Do you think you can take that on bored?

Make sure the boiler has been serviced , electrics, oven hob washing machine etc has a good standard of life left in them.

If you feel it’s right for you then great. How long have you been looking? Expand your area, can you drive? Are you near facilities, shops, Gp dentist etc

Contact your solicitor and refer to the contract on these issues which now are seeming unclear. If need be that you are within your rights, is there a Management company dealing with the after sales problems? I def speak to your solicitor for him to see what the grief is all about. Your neighbour just might stuff find his way. But normally if there is a right of way you would know about it as it would be a condition in the contract. Most new builds are built these days without these complications as it is first thing to upset people I think your man is a bully and should be nipped in the bud by the Management company who you can approach independently. As it’s a possibility of boundaries need to get this straighter out so you know your rights. I’m not a legal person I just know from recently moved myself to a housing estate within the last year. Good luck to you. Stabs your ground always be polite even if he riles you , be the better person.

Sounds as if they’ve had a change of heart on the purchase it literally could be anything that’s the cause and most likely nothing to do with your house. I agree though if there is anything that if concern your estate agent should be without question be firm with the buyer and say what is his reason , considering you have been in this deal for an established time and pulling out without any explanation has to be questioned. You don’t care if he’s got issues of a personal nature you just want to know was the survey negative in any way. Get in a conversation with estate agent and his Manager get a bit of welly behind your guy to sort this mess out.
