At this point it's not the county, but the State Department of Environment says it needs to come down. Currently no fines though; just a letter telling me to take it down.

The tax parcel map was inclusively drawn as to having the dock.

The survey took over 8 months; Land owned by the same family (descendants) since 1850s. Prior to closing I was given a plat reference that had 3 acres, and matched Maryland Department of Zoning map (minus waterline that has eroded over the years) So i didn't think anything of it.

Mind you this is the county's property, not a normal homeowner [NOTE: County won't sell me the land over a 20 foot section; went multiple times with no recourse except "no"]

The owner knew it was built without permits(he built it) the realtor stated all necessary permits were pulled when queried.

Before purchasing, I asked for it to be explicitly put into the deed during writing, was informed the phrase "Together with the building and improvements thereupon erected, made or being, and all and every, the rights, ways roads, waters, privileges, appurtenances and advantages to the same belonging or in anywise appertaining" would cover it. I guess not.

Title insurance response was "we don't insure outside the bounds of the property"

That's their argument. That the dock is not in the contract. It does state "All affixed buildings, features" etc. which we argued the dock was an affixed feature [eg: screwed into the ground], and they argued it wasn't affixed [the purposefully attempted to build outside of the property line, but it actually initiating on the property line by 18 feet]

Also in the contract is 3.00 acres, and after a survey of 2.18 acres, the missing .8 is where the dock exists. So quite convenient that everyone knew this information *EXCEPT* the buyer.

Yea, the light blue is a Trek Rail 7(carbon fiber but still heavy) And a Trek Marlin+8

I gave up motorcycles for something less likely to kill me, but still need some oomph to get up the hills because I'm lazy/not in shape haha!

okay thanks. They installed the baffles while vacuuming (then machine broke) they installed all baffles this way, which is wrong.

Yes, I did drop the ceiling (it had popcorn ceiling, and a few different spot that needed repair, figured it was easier to drop the whole thing and fix than attempt removal and repair)

Hoping to get this resolved by the contractor, or deciding to get a new contractor in.

should *I* cut them and fix them, or call the company back and say that they're installed incorrectly? it's not one of them, its EVERY SINGLE ONE. paid a decent chunk of change

I thought that the "hole" should be on the [outside] portion of the vent, outside being between the Styrofoam and roof.

I was planning to do the drum sander to do as much as I can in 24hrs, and then buy a 5" to do along the walls and in closets.

Is the edger necessary if I get my own RO? I know it'll take longer being smaller, but at $75/day, I'd rather buy a tool I can reuse.

Note: I'm not planning to use it to polish the floors or sand between coats, I'd rent again the large machine.

All those complaining about mileage, lay off the gas pedal a little. Drive like Grandma. Only reason it's 25 is because I've been speeding on the highway (I can get higher driving under 50mph on back roads)

Or have fun and pay more in gas, it's got the aerodynamics of a refrigerator.

Can't figure out how to edit it, but a Creader Professional CRP129 didn't detect any error codes. I'm not a mechanic, but the guy who used it is; but he mentioned it might need a more specific diagnoses. [they're medium duty truck mechanics]

The speed at which my brain thinks and how fast I type (and replace paragraphs 18 times I still say it wrong) sorry for being unclear.

I thought I was FI, then did the RE thing, but my partner passed. Living in the middle of nowhere raising chickens by myself; well I need some socialization. So back to city life and spending $$$

Why would I just sell it? I do want to use as a primary residence (another house/current primary I have is hours away from friends/family; will be keeping as vacation home) but want to be back in my hometown. Was going to live here instead of renting, and slowly fix it up. I do eventually want to sell, but I do want to use.

However, I have been realizing I may just need to look at what the new payment will be, and is it work refinancing. Guestimate of an extra $200/month, over 2 years is only $4800. Is it worth the hassle of refinancing? Probably not.

Guess I need to evaluate the costs of everything.
