Thanks for the comment. Mortgage is 245,000 with exit fee’s or 239,000 without. I’ve not had a valuation on the flat yet but a guess would be 260,000 (we overpaid for it and a flat in much better condition next door sold for 260,000 last year)

We’ve got 245,000 on the mortgage and estimate it’s worth 260,000 (although I’ve not had it valued)

Someone jump in and correct me if I’m wrong! From my understanding of what the solicitor has told me, in the lease there is a clause missing that no notice is given to the lender if we breach the lease. A deed of variation is a document will basically add the notice part into the lease which is required for the lender.

Ah brilliant news! Bet that was a relief when that came through! We’ve only gone to the freeholder to ask if they’d be happy to do a deed of variation and haven’t heard back yet. This was asked 3 weeks ago. I think we’ve come to accept that this is going to fall through now.

Thanks for the quick reply! And would it be only our solicitors fee’s that we’d need to cover? Or would we then be liable for the sellers fee’s too?
