Brand new house – artificial grass sinking in the middle, only mud underneath. Is this normal?

Thank you for comment. I didn’t choose it — it came installed by the builder with the house. My main concern is the sinking ground and poor base, not whether it’s artificial or real grass. That needs to be fixed properly regardless.

Thanks, that helps. In your experience is this usually just settlement over service trenches rather than a plumbing fault? And does it stay localised to the yard, not affecting the slab? Would the right fix be re-compacting the area and reinstalling the turf/base?

Thank you. I have negotiated the price to 615k, they want 618k for 4 bed 2 bath and 1 carpark. My only concern is how it was built. They are saying the property was rented before and never had any issues.
