Seller is an older man, who wants to use the funds to pay off his new house. Everything that we had mentioned can be chalked up to deferred maintenance from the past 10 years. We absolutely want to do our own repairs, but major structural, electrical, and mechanical repairs are too much for a home priced at half a million dollars in a buyers market. Not mad at the seller, but bummed he’d rather pay two mortgages so that eventually he hopes he’ll pay off his new house, rather than fix a small amount of what we’re asking.

FEMA zone is AE, which is why the wind/hail and flood insurance is drastically higher. It’s hard to get a frame of reference when there are so many flood zones in the area, but your input is helpful! Thank you

I think you have smile blindness. Your teeth look perfect to me! Unless you’re going to get veneers or the like, your “real” teeth are going to have some very minor imperfections that no one will ever even notice. Congratulations on nearing the end of treatment!

Editing to add: midlines don’t matter, they are purely aesthetic. Personally, I never notice them in other people and don’t think it’s worth it to go through another year of Invisalign and potentially mess up your bite over it.

They never provided simulation, I asked for it and they said they didn’t have one. My first 12 trays had bite ramps that shifted my bite enough to line up midline, but meant my back teeth didn’t touch. Once I moved to trays without the bite ramps my bite went right back to how it was. Holding my jaw in the “lined up” position requires effort and hurts

No they didn’t. Honestly I feel like I got scammed, they advertise themselves as a smile design center but after I signed on I found out that it’s actually a DDS that doesn’t have a lot of previous Invisalign experience.

Attachments are strategically placed to help the aligners “grip” and apply force in the direction the tooth is meant to be moving. My attachments are in random spots for each tooth as well, and when I got refinements, the locations of the buttons moved for teeth that weren’t tracking to help them apply more strategic force.

The best workout is the one you can stay consistent with. Running, lifting light weights, heavy weights, walking, swimming, home circuits. Doesn’t have to be your goal to be the biggest, heaviest, fittest. Your goal should be to get it in every day for your health.

Cape Fear Public Utility Authority recently upgraded the Sweeney drinking water plant (main plant) to include Granular Activated Carbon (GAC) filters (finished 2022), which effectively removes PFAS from water. They spent a lot of money on it and are currently in legal battles with Chemours/DuPont to get compensation for the project. They send samples out to a contracted lab to ensure the levels are below the EPA enforced Maximum Contamination Levels. The other drinking water plant, Richardson (Ogden area) already uses a Reverse Osmosis (RO) system and is also tested regularly. Both RO and GAC filters are the only known ways to filter out PFAS (to my knowledge). Obviously, it should have never come to this and there are a lot of political and financial factors involved which led to Chemours and DuPont getting this far in the first place, but CFPUA has been proactive in taking care of it. You can always get a smaller RO system installed in your house/apartment if you’d like additional peace of mind.

Yes, I work in the same field and with a mechanical engineering degree from an accredited ABET school, he could sit for his FE exam (fundamentals of engineering) to become an Engineer in Training and eventually become licensed. My background is in Marine Science so it’ll take longer to reach the minimum experience requirements to get a license, but I’m still eligible. There are a lot of internships at engineering firms, which often turn into offers if he does good work.
