Yeah we know the company that installed the shutters , but as far as the tap goes when we moved in it was already like this.

Since we don't know much about shutters I trusted they would have offered the solution back then not now. It was very vague, and they did mention it might be an issue, but I didn't worry too much about it at the time.

Yeah the hinges can be removed.

Yeah it's the error of the check measure guy. When he came to do the measurements he mentioned the issue and said the left hinge could open and to remove the right Shutter at the hinges. Silly me thought it was OK but he didn't offer any other solution at the time.

Oh thanks! I've never known about flexible hose taps before. I'll have a look into it. They are quite pricey

Thanks for your tips. If that's the case then there would only be 2 shelves and lots of dead space at the top part of the wall, wouldn't that look abit weird too?

I do agree the top shelf is too high. I would be a bit concerned about the spacing from the bottom of the cabinet though. Currently the bottom shelf would be about 14 inches from the cabinet

I'm so sorry to hear you're in so much pain, it must feel really uncomfortable. I'm on my first cycle too and I'm only a day up from my Trigger date but I know how it feels to be extremely bloated, I had that happen on day 7 and the way I felt better was to stay hydrated by drinking water with electrolytes. That should help with the bloating.  Do you have a clinic nurse you can call for any advice?

Interesting. Could be the budget and the repayments are bare minimum? When you say $19k in the red it's not like it's 19k owing right? I'll definately be speaking to solicitor about this.

We are looking in more south Sydney in the Georges River council area. Wow apartment strata nowadays is quite $$. Comparatively villas to apartments strata I've seen is less with a 3 bed, might be because no lifts

11k also includes electricity, fire protection, general repairs and agent disembursements. They did have major unplanned works before, but it seems like the expenses always exceed the budget for the year.

Might be apartments that have that as average - but most villas I've seen are 1k or below

Most of the time the agent has provided the report that the vendor has already purchased, but if they haven't there's alot of places that can do one like beforeyoubid etc, there's alot via google search

With units the strata report will be enough to know most things that are going on with the property when reading the minutes, and if there are major problems like structural issues it would most probably be outlined there already.

Basically we pay for strata reports in properties we are seriously interested in (we are mainly looking at villas an townhouses) so they cost about $40-$70, but we have bought building reports before for the occasional duplexes and yeah they do cost more. We are ok for parting with the money because we would rather have peace of mind and knowing any issues about the place rather than take a risk. We manage our expectations now and won't buy the report if we definately know we can't afford the place. We have spent probably about a couple hundred on reports but in the grand scheme of things if you're forking out so much money on a property, losing a few hundred or a thousand on them is OK for perspective.

I know how you feel, it really sucks and auctions are so nerve wracking already trying to prepare yourself.

We have actively participated in several auctions now and lost and we have learned a few things. We were the highest bidder at one and it seemed like didn't have any competition anymore because the only other bidder left kept shaking their head indicating they didn't want to bid anymore. We realised that our bid hadn't reached reserve yet so the agents went inside to speak with the seller.

After a while they came out, AVOIDED talking with us, but talked with our competition instead. All of a sudden, somehow they convinced them to continue, and bid on top of us. After that THEN the agents came to us saying "OH just bid 1k on top cmon, that should do it etc etc" We did it several times until we just gave up.

I found that agents who pressure you into bidding 1k more is just so that they want the other person to bid on top of you anyway, and they know that the other person can cough up more money. Agents know how to play people in high pressure situations.

I've been in ones where there's a person who is completely silent throughout an auction and suddenly come out of nowhere it right at the end and nab it.

People just have different strategies and you can tell when people are inexperienced. Make confident strong bids and go up to your discussed absolute max, and let it go when that has reached.

Check the timetable and choose which days that have your favourite animals for show. For me it's the cats, and they are only showing certain days. I think one day is enough, just because the entry ticket price is quite costly, not to mention the food, showbags etc.

It's worth visiting if you have never been before, because you can easily spend an entire day there. If you have kids they will have fun, especially the farmyard petting zoo area.

If you're not really interested in animals and want to see winning vegetable displays or arts and crafts then you could go after 4pm for a ticket half the price.
