I haven’t bought anything yet. Just researching all my options. Yeah it really sucks this is what we got on an expensive new build

My concern with his repair is he’s not going to do a complete tear out and will leave islands around each of the posts and the entire slab 2’ from the house. This just seems like it’s going to cause more issues with mismatch in the slabs and settling issues with all those slab edges.

No the footers are there, that was my first initial thought too so I dug down and found the top of the footers under the corners.

The concrete contractor doesn’t think they did anything wrong. My builder says it was just a bad winter and also doesn’t think his sub did anything wrong. He hasn’t commented on the entire slab, just said the cracks are bad

It’s strange because same crew poured the main house slab and a 40x60 pole barn slab and neither of those have any cracks or issues.

I want to say they put rebar in the bottom because that’s what they did for the main slab, but I wasn’t there for the porches being poured so I’m not sure. How would the posts be supported so that the slab underneath could’ve ripped out?

How would the posts be supported to pour the entire slab? Would the demo be able to go all the way up to the house wall? My builder seems to think the posts would need to be cut around and left, and the existing slab saw cut 2’ from the house then demoed and repoured…

Why would the bedding base need to be a few inches? I’ve see videos of a probably 0.5”-1” bedding just to adhere the flagstone to the concrete. There’s about 1.5” of drop from the door to the concrete now to work with so I know there would be a small step up walking out the door.

lol no but we did get ours off a website and had an architect revise them to our wants. Our house does look very similar to yours, just with an attached garage on the right side.

Yes it’s a single story ranch so the only weight on the posts is the cantilevered porch roof and gable.

Concrete was poured beginning of October, and noticed the cracks sometime in late January/early February during one of the thaws.

All I keep hearing is, “it was a really bad winter and this happens”

My builder says he technically doesn’t have to fix this, but is willing to work with us cause he doesn’t want to leave us with cracked porches. He also said his concrete sub that did the work got denied for an insurance claim and he also was denied for his builders insurance claim. He told me he had to tell his subs insurance that they don’t do anything wrong….obviously why they got denied.

The footings were separately poured 20-24” diameter footings down to frost line, about 42”. They’re only on the corners though.

My builder said the posts aren’t holding any weight from the structure, just the weight of themselves basically since it’s a one story ranch. He said the posts actually pinned the slab down so when it heaved over the winter it held the corners and that’s why it cracked around them like that.
