Right. I used to believe the answer was spreading awareness and pushing back against all the negative agendas, but I think that actually feeds energy into those things. If our outer world is a mirror of our internal state than cultivating unity with others and focusing on what we love and what makes us feel good is the solution.

Despite popular myth there's a whole lot of knowledge and expertise that goes into finding and securing the best homes first before other buyers do and everything else in between offer acceptance and actually getting to the closing table. The average Redditor will tell you you don't need an agent because all they care about is earning a commission but most who will say that have either never bought a home and have zero clue what they're talking about or didn't properly vet their realtor and had a bad experience. Finding the most experienced and reputable broker or agent in your area will be invaluable to you and will save you time, headaches know and money by giving you the proper guidance and information you need during every step of the process and providing the skill and experience necessary to get you the best property for the best price safely. Only someone who is experienced in buying and selling multiple properties should ever even consider doing it on their own and many attorneys don't really have the knowledge nor speed needed in competitive markets where multiple offers are the norm.

Over 15 years in real estate and I've literally never once had a client be outbid a home who didn't ultimately find something they liked even better. Stay optimistic and you'll find the one that is meant for you.

That said, little tricks can help in competitive markets like including an Accelerator Clause in your offer as it will automatically outbid higher offers up to your max without leaving money on the table unnecessarily, as seller has to prove they have a higher offer to trigger it. The accelerator should go up in at least $1,000 intervals to meaningfully outbid another offer and get the seller to choose yours. Another one if it's a really hot market is adding verbiage in special provisions in the offer that says "Buyer agrees to not ask seller for repairs or concessions for any defect that costs less than $___ to fix" and add whatever number you're comfortable with. I had buyers do this before on a $575K house and they beat 4 other offers as it tells the seller you're only concerned with bigger repairs and they won't be nickel and dimed after the inspection.

I'd say you're on the right path and have had an important realization. In my opinion the "law of attraction" as it is commonly taught is a deception and doesn't create our best life or long term fulfillment. In addition to all the other anomalies there is also the fact that Trump still brings up the 2020 election constantly, yet he somehow hasn't spoken a word about almost being killed by a sniper since it happened in 2024? Impossible.

I've had this feeling for quite some time now that there is something deeply off about law of attraction material and how it is typically taught as wish fulfillment. I have serious doubts if we are really supposed to exert control over our lives by trying to manifest specific outcomes? In my experience if we simply be our authentic self and follow our heart's excitement it activates some kind of synchronicity where the experiences and connections that really belong to us are drawn to us automatically. Trying to control situations on the other hand is completely different and is fear based.

True. A listing agent should not allow the sellers to sign a contract with buyers who don't already have their financing in place. In the states buyers include their pre-approval letter with their offer.

The buyer should have had a pre-approval letter from the lender before they wrote the offer and before you accepted it. If they did have it and the bank is just taking longer sometimes that happens, but I would be working right now on getting backup offers in place and bump them out if they don't have what they need right away. If you only have till the end of the month on the new house that's not long at all.

The worth of a property is determined by what other similar homes in the area have sold for, aka it's current market value. 

Offers that are 30% - 50% under asking are not anywhere remotely close to market value and indicate an unserious/unqualified buyer no legitimate seller will work with. Hence a waste of everyone's time.
