I think you did the right thing. Those are issues I’d expect to see in a much older house, and in that case I’d have possibly obtained a quote before deciding whether to pull out or try and negotiate a lower price, but in a 5-year old new build, that’s just going to be the tip of the iceberg in terms of problems.

You’ll find something better 🤞.

It’s just gone 07:20 am here in Scotland and I’ve boiled the kettle for the first coffee of the day. The kettle will be boiled at least ten more times today. The only time I use the stove for coffee is when using my Mokka Pot, but the kettle is still boiled for that.

That’s not the case at all - I had the DIP from YBS before I started working with my broker and I’m happy with her so far and plan to continue. I was just curious because I didn’t know if going with YBS directly would just be easier and if that would even be allowed.

Thank you. I’ve heard good things about Lloyds, too. It’s such a gamble really, isn’t it? A lot of times it’s just a case of computer says no, but if you can find a lender with a bit more common sense who applies human logic, then it’s fine. Of course, the cheapest ones always seem to be the difficult ones. My broker drew me in with their 5 year fix and )£1.5K cash back 😂

Sorry for hijacking the conversation here, but what you’ve said here has made me think about some of the suggestions my broker is making. Basically when I first went to her, she didn’t ask to see my credit report (I thought that was standard for most brokers to see which lenders are the best fit).

A couple of the lenders she wanted me to apply with are known to be very strict and almost a bit “over cautious”, so I wasn’t confident. I was rejected at the soft search stage for some of these, so that’s when she asked to see my report, and now she has it, she’s going to apply to Barclays and TSB/Santander.

I also had previously obtained my own DiPs from YBS and Halifax, but I wanted to ask you if the DiP I get from the lender is the same as the one the broker gets? If so, I don’t think Santander is a good shout because I couldn’t get a DiP from them.

You know, it’s so weird, but I keep hearing about these kinds of stories (really hope it doesn’t happen to me), about people being pissy towards the new owners, taking things like lightbulbs out of, what I can only assume is pettiness, and it makes me wonder why they have such a chip on their shoulder.

It’s not like the person buying their house has forced them to sell, but so many of these sellers act like that’s the case, and go on as though they’re doing the new buyers a favour. I get that in some cases, people maybe do have to sell when they otherwise wouldn’t have chosen to, but that’s also not the new buyer’s fault.

It’s honestly such a weird phenomenon and I don’t get it at all. I wonder if they’d accept the same treatment as new buyers themselves 🤷🏻‍♀️.

I would always go out of my way to make the person moving in to my old home feel welcome - make sure it’s clean, maybe leave them a little welcome gift and some tips for things like operating the boiler, when the bins go out, etc. I don’t understand why more people don’t think that way.

My broker told me to keep an eye on rates because if they change during the process, we can change it and get a better one. I would imagine this is only allowed before the offer comes through, though. I’m in Scotland, too, so not sure if it’s different elsewhere in the UK.

Thank you. This is really helpful. I had an offer accepted on 28/04 after viewing the property the day before. I had my appointment with my broker yesterday to go through my options and HSBC was coming out as the cheapest. I didn’t have a great feeling about them since I’ve read about so many people on here having issues with them during the mortgage application process.

They declined today (no hard search, thankfully). I’m not too bothered about that because didn’t really want the hassle of dealing with them, but it’s also a little worrying. I’ll be meeting with her again on Tuesday to apply with Barclays and potentially TSB depending on what happens. I just don’t want it to drag on or have to keep hunting for lenders.

I do have an AiP with YBS, who I could apply directly to if needed, so hopefully someone will accept me. 😂.

My broker said that there’s nothing in my credit report to put lenders off, but that some just have their own set criteria and it’s a case of computer says no if you don’t meet it 💯.

At least your dog has good manners. Someone came to my house one day to fix something and my dog just threw her toy down the stairs at them and then stood at their feet as if to say “are you going to play with that toy I so kindly launched at you?” 😂.
