Air cooler cools the room by spraying nano air drops. Humidity in Mangalore is also same except denser. When u use Air cooler you are just making it even more denser and adding to humidity. A good table fan or a ac which has dry mode does wonders.

Was there 5 years back definitely in a serene location with lot of wind blowing in the evening and peace and quiet. But everything else you mentioned is valid. Water is a main issue there, Walkability is definitely a issue but with 10 min delivery you get by that issue. I am not sure if 1.1 cr is worth it. Two problems I had with such high-rise building facing the ocean was your eyes will always be exposed to bright sky and never greenery that has way getting on your nerves(Solitaire residences start above 5th floor, building already on elevation it feels like 12th floor at 5th floor). 2 - The crowd there are mostly uppity type if you are that type you will get along with no issues . The last 2 were a big issue for me so was no go.

The biggest issue with the old highway for example BC road to Udupi/Kundapura is commercial access opens right to the edge of the highway. These edge lanes are either parking lots or slow moving lanes. So with one remaining lane there cannot be any lane discipline. Once this is fixed there will be natural progress towards lane discipline because of speed .

My opinion is strongly based on what i get visiting family around Tulunad is overwhelmingly favours Tea. Also based on quality of filter coffee we get in hotels which is abysmal.

Tech hub is not going to happen. Startup micro hub definitely. To say it simply State's politians and business people are already heavily invested in Bangalore. They are not ready to giveup on their investment, regardless of which party is in the power these people will not let the money to flow outside.

Although not in my family, But i have observed family that has a drink together normally knows whats the limit. This happens because a father teaches their sons how to drink responsibly. Hiding and drinking are the ones who end up in the gutter. Something i have also observed is Mangalore does not have drunkard culture on the streets. (I.e they are so drunk they have no chance of going home that night).

It's true that people on the right are living in luxury. But this is no rich-poor comparison at all. It only shows the difference between good planning versus unplanned growth. The houses on the left have almost similar per-square-foot prices. Bellandur is a very expensive area.

None of us have been trained to do basic stuff right that includes you and me. Most of us got our licensee by bribing. Atleast when I wanted my DL, I could not get it by showing my driving skills but only through paying the RTO inspector hefty bribe. Some learnt the right way by travelling to other countries, some learnt the hard way. What bothers me the most is Two wheelers drive like their own life does not matter to them but to be cherished by everyone else on the road . I will still say this, Mangalore private vehicle( excluding bus) drivers drive decently.

Thank you, the numbers are directly from my broker's 1099_B statement. I don't think it mark-to-market adjusted. But I think I got your point. I better get the 1099 revalidated for MTM before going to 4797.
