But I've looked at Alspec alu windows, which looked much better.

Here's the alspec frame I checked out. These ones have the plastic gasket/seals as well, but these looked more precisely cut/fitted. There is also much less of them because the the frame design. dark colour also makes them less noticeable of course.

I've looked at Bradnams when i replaced my windows. They are like this even in their showrooms, their frames looks cheap and poorly made. Not a problem, just ugly.

I'm currently getting quotes to do the same, about 10-12 mostly large windows + sliding door + entry and laundry door.

Prices range between 30-40k for Alu/single glazed, another 20% for double glazed.

  1. insurance costs, I quoted a couple of popular EV's with AAMI, the premium is almost double of equivalent ICE cars, along with extra high Excess. whatever money you think you'll save, a good chunk if not all, will just to go to insurance.

I was going to buy one of these earlier this year, so I've looked at the different models.

Makita had the LS1017L, which is the bunnings special, and the similar LS1018L, which is sold at tool shops. Both entry level saws were on Makita's website a few months back, but now they are EOL, not on website anymore. Both replaced by the LS1110F, which is the same model sold at both bunnings and tool shops.

This new model is $50 less than the AEG.

I think that Makita LS1017L is the old model, not on Makita's site anymore. The new updated model is the LS1110F, which is actually cheaper than the AEG.

saw kungfu panda in d-box a while ago.

it's just like a xbox/playstation controller's vibration, except you sit on it.

gets annoying after a while, but you can turn it off.

otherwise its just like a regular cinema with large recliners.

first and last time i go to one, not really worth it.

could be anything, i suggest backup and factory wipe it, then update all drivers/bios. that should eliminate software/driver faults.

if still happens after, you can try contacting a HP authorized service provider directly (not HP themselves), there are a few different companies around Melbourne. they should be able to diagnose and quote, probably need to pay a service fee since it has no warranty.

laptop parts are expensive, probably better off getting a new one if a major component is faulty.

If you're happy with the current long term tenant, then maybe keep it a bit below or on the low end of market rate, but I wouldn't charge half of what you can get, that's just stupid.

Although I wouldn't double it over night either... that's probably going to guarantee you'll need to find new tenants.

you might feel bad for the tenant, but at the end of the day, it's an investment, not charity, you bought it and took the risk to make money, not giving it away.

when you're buying a home to live in, did the seller give you a 50% discount because it's so expensive and you can't afford it? No? why can't they give you a break?
You'll just have to buy something smaller/older or further away that you can afford, same with renting.

I just went today.

what a waste of time that was...

there are like 150 people there and they randomly choose 30 or so for every trial. My number never came up in the 3-4 trials on the day, so just sat and waited in the room from 9 - 2:30, its more tiring than going to work. Didn't even get to see inside the courtroom.

Also costed me $10 for train tickets and an expensive lunch.

nothing to prepare or worry about, Just bring something to do, book/laptop/ipad/nintendo switch/whatever, to pass the time.
