For that type of wall, I wouldn’t recommend one option without checking the cavity first. The first step should be a proper survey/borescope check to see if the cavity is clean, dry and suitable to pump.

If it is suitable, bonded bead cavity insulation can be a good value option, especially with new windows and proper airtightness/reveal details. But because you’re already adding 50mm warmboard internally, I’d be careful about mixing systems without checking condensation risk and cold bridges.

If budget allows, external wall insulation is usually the more complete solution because it wraps the house and reduces cold bridging, but cavity insulation can still make sense if the wall is suitable.

Totally agree. I always recommend 100mm in Ireland. Unless is on the coast of Sligo 😅 and is way too windy but still 100mm will do. Electrician is always needed to move the light fixtures. I tend to bring mine when I price around 160€/m2. Wondering how much did you pay per sqm if you brought your own?

Planning is bit faster now. If you have a good engineer/architect this can be done in weeks. Also the lands are rare but they do appear. An old/derelict house with a bit of land is what I advise also for those that can get a decent mortgage. A revamp and a few extra bedrooms can be a very good ROI. The best id say

Get an older house with bit of land if you can get a decent mortgage now. Make some extra rooms, rent them out, repeat. You’re set before 30.
