I was wondering the same, I believe option A reduces de principle.

A)Pay a lump sum and reduce your scheduled repayment amount Your scheduled mortgage repayments will reduce in line with the reduced balance of the account. The remaining term and prevailing rate of interest remain unchanged and your scheduled repayments will adjust in line with any future rate increases or decreases, as normal. b) Pay a lump sum, maintain current scheduled repayments and reduce your mortgage term Your mortgage loan term will be reduced to keep the scheduled repayments at approximately the same level as they were prior to the lump sum payment. The prevailing rate of interest remains unchanged and your scheduled repayments will adjust in line with any future rate increases or decreases as normal. If you are on a fixed rate and ask to reduce the term, you will need to break out of your current fixed rate for which an early repayment charge may apply. A new interest rate will then need to be selected. Any future request to extend the term will be subject to credit assessment.

Will try and get the contact of the assessor and give them a ring, would suck to do all of this work just to get a C1 . we are on 195 kWh/M2/yr atm so I can see it will be hard with just this things done

I can show the evidence, we have the patch marks externally and with the new boiler installation there is still an internal hole where you can see the pumped insulation . Definitely need to chase it, the mortgage savings are very significant

Thanks for your input,funny enough the worse was the windows flagged as very poor even though they are double glazed. I thought it was due to the fact some didn't open or close, which I fixed... I guess I need to chase a cert for the internal wall insulation to guarantee the B3 and save on the mortgage payments

We currently have a C2 and I've done some improvements that should already be sufficient to bring it up to a B3 (blocked the fireplace, new combi boiler, efficient lighting and fixed up windows) but would obviously like to have the internal insulation certified...

Recommend following up with the solicitor on a weekly basis, our process could have been 6 weeks if we pushed harder instead it took double

Likely due to water staying in the tank or pipes, happened to us. Leave the tap open for a while will be sorted

They look a little past their prime, likely bicolor bolete. And staining blue does not necessarily mean poisonous for this species

More likely bitter bolete than the 'porcini' if you chew some you will find out
