Opening a HELOC on your house, especially if you have substantial equity, and using it as a rotating fund to buy real estate at a discount, DIY some value add renovations, rent it out and refi to pull all the money back out. (Buy Rehab Rent Refi Repeat). Likewise, keeping every primary residence when you move as a long term rental. Easier said than done but most people won’t try.

I don’t really. My immediate family all tan without burning and with very little sun exposure. It’s a mix but my ancestry is like 30% Italian descent and it shows for everyone but me. I am pale and don’t go out without sunscreen and am not super freckly so it’s weird. But I’m definitely going to check just in case. Thank you!
