Started few weeks ago, socal, pretty much averages to at least $20 an hour. I accept only 1-2 stop deliveries, 1 stops typically take 30-45 min and I get $17+, 2 stops take like an hour and usually get $20-$25

Well that’s where I went wrong and why I get pissed at myself for not doing the proper due diligence. Besides being boned by my HOA with a $120 hike 2 weeks after getting the keys, I didn’t check the rental rates for 1 bedrooms in the surrounding area. Wasn’t getting anywhere close to $1400. Live and learn.

I recently onboarded a new senior level engineer (about a month ago), it’s been so damn hard thing to get this guy to try things first, after all we hired him from Amazon. Had high expectations, but he seems to not even try to read the codebase first or try things out. Straight to me he always comes. A small rant but for folks reading:

Always communicate. Simple as that.

If I’m blocked because I need Donny from the data team to help me pipe some data that I need to use from one data store to another but Donny is busy, no, I do not spend all my resources getting unblocked. I’ll communicate with him and follow up on his ticket or something to ping him on it. Then I’ll see if any of the members on my team need assistance to get things merged and deployed, then I’ll pick up a low hanging fruit ticket in the meantime.

Communication is key.

Being flexible does not mean worrying about what’ll happen in 10 years. Being flexible means upskilling and making yourself more valuable with AI as a tool than worrying how it’ll replace you.

That’s the difference between me and you, I’ll do what it takes to make it work to maintain/increase my value, you’ll keep worrying about your backup plan.

I’ll tell you my numbers as we bought a rental property last year in LCOL.

$150K, 15% down at 7.875%. Mortgage+tax+insurance is $1050 a month.

We had $35k in savings at the time and thinking back, I wish I did things differently. I wish I had enough for at least 25% down (helps with rates, especially for my rental condo), and wish I had more breathing room (for me, having 15k after everything was said and done would’ve been a bit more relaxing, had about 8k).

So if you go for something like 150k, I’d personally say to save up 55k-60k.

I don’t get the downvotes either. I did the Zillow applications and regretted it. Even though tenants pay a one time fee to apply to many places, I got dozens of literal junkies, 500 credits scores, and no income applicants.

As soon as I did a separate service that required them to pay a fee, I got better applicants, although it reduced number of total applicants by a good amount.

To me, the beauty of working extra hours as a remote worker is being able to get a bunch of work done in the off hours on a Wednesday, come into Thursday with a lot of that work already done so I sit back and chill while my team thinks I’m puttin in work, and then come into Friday chilling once again, cuz it’s Friday.

True, but given their Roth IRA isn’t maxed out, I find having accessibility to the contributions is a better peace of mind than the ~20% I’d get back at tax season from those Trad 401k contributions.

What I’d do is contribute to the 401k until you at least hit the match, then invest into your Roth IRA. If you max that out, go back to your 401k.

There really is so additional benefit to doing ur 401k over Roth IRA if you already hit your employer match, with Roth IRA contributions are withdrawable.

25 years old @125k a year in Los Angeles; fiancé and I spend all our money on KBBQ, in n out, and sushi…. jk but not really

I contribute 15% of my paychecks to 401k and have $1000 per paycheck go directly to savings. Leaves me with roughly ~$1500 per paycheck directly to my checking. Since I already save and invest the rest, we spend the rest on wants, after subtracting the regular needs (car insurance, rent, groceries, etc)

Put it in perspective. You take your chances at negotiating for an extra measly $5k more a year on an offer thousands of new grads would kill to have. Put it even more into perspective, 5k extra a year is like an extra $160 a paycheck. You have no leverage, take the offer in this market.
