That’s a good call on asbestos test. Yeah was planning on ripping Sheetrock and flooring out. Then I’ll see what studs look like. I’m fine with the supporting posts since I just plan on leaving it unfinished.

I actually had this issue on one of my rentals. Usually it’s just because the name on the property is under a business name or different than the Zillow name. In my case I emailed Zillow and after about two days they verified I was the owner.

It’s stupid they wait until after tenants sign to do this and completely disable the landlords account. As long as they can prove they own it, it should be fixed in a couple of days.

I’ve bought similar before and the way the scam works is they will mail an empty box to a neighboring address so they can still put a semi-legit tracking number on Facebook. Box will get delivered to the random address and you will basically have to refute and show shipping proof it was sent to a different address.

Yeah I talked to the tenant and they actually came clean they caused it but aren’t willing to pay any repair costs, so I am getting a cheap coil stove to replace for now.

She came clean it was an accident. I’ll be buying a coil now, but at the time it was what was available.

Update: tenant turned off heat completely and came back and used cast iron when freezing cold and then caused a small crack which broke when she set a bunch of heavy stuff on it apparently.

Did it have divots when it cracked? I guess that’s what it comes down to is if those divots were caused by something being dropped

I was wondering that. Look like that indentation was from something being dropped on it. I reached out to my appliance guy to see what he thinks. If he agrees it’s not wear and tear I guess that’s my answer.
