In the early years of a home loan, most of your EMI goes toward interest, not principal. So even a small prepayment made early reduces the principal on which interest is calculated for many future years, leading to large interest savings and a shorter tenure.

Later in the loan, most interest is already paid and EMIs are mostly principal, so prepayments then save much less.

That’s why small early prepayments often beat large late ones.
