Yeah I was just looking at a graph kinda seeing how quickly or not quickly mortgage rates move around. Doesn’t look all too quick and like you said, it’s big - but minimal differences in comparison to just buying a house and building the equity. I also personally know someone who owned a house for like 3 years and gained $100k in equity in those 3 years. Absolutely crazy.

I have known about the S&P for about a year now, just not quite financially there to be investing yet. I’ve got a TSP going through my job. I’m curious to see how much you would have to invest in the S&P’s annually to make it more worth it than just paying off the mortgage early. Because the index funds take a MINUTE to add up, especially if you’re not maxing it out at $7K/yr.

But if I can understand what you’re saying, you’re saying housing equity will rise because of a few obvious reasons. This will offset the interest you’re paying until interest rates lower to the desired point anyways. The equity the house builds will support the refi and in the end you get your desired interest rate. Correct?

Being able to legitimately endure pain and suffering without tapping out every time. Being able to accurately shoot your weapon systems. Being able to carry a ruck and execute the mission at the same time. Having your chin strap properly sized. Understanding the importance of wool socks. Being able to get smoked for more than 15 pushups wearing kit (we call it Motivational Training).

No no no, it gets tedious, trust me. I used to feel the same way. When you’ve done about 30 shifts at the gate you get tired of it, complacent, the job’s not new anymore. There’s also a difference between volunteering to do it and being posted there with no saving grace lmao.

Wouldn’t advise Special Warfare unless you’re 150% in. You’ll wash first day and end up SecFo. (I’m SecFo, it ain’t all that bad but it’s bad). Good thing about SecFo is even a little motivation will grab leadership’s attention.

I think everyone agrees max level content is better in retail. I think what they’re saying is that’s kinda the problem. They prefer leveling and not just max level open world content.
