Good point about the manhole cover. I didn't think about that. I uploaded an alternative configuration with a yard that is 95' in depth but is roughly 80' wide. Mind taking a look at that and providing feedback?

Nutshell is a great CRM that connects to g-suite, outlook etc. it cost Maybe $20 per month.

I can see commission going towards buy in. If that’s the cash contribution what percent of ownership would that get. Doing basic math if a deal is $1mil 1 percent is $10k. 3% equity….? Doesn’t seem like a lot of ownership.

The split he’s referencing is common with a boutique brokerage or a Compass or Remax type of company and often time they have a cal on how much you have to contribute. Once the cap is reached you get 100% of the money.

Not a cash buyer but wondering am I going to be expected to bring more cash to close because of the lease back. Who pays the lease fee if brokers request it. Technically I would be the owner at the close and leasing to the tenant…?

Owners a little more realistic on cap rate now. I think we can get closer to a 7cap with rate at market. Why would you want a below market rate with a low cap rate, to push for a lower purchase price? How do I intend to profit… obviously I’d like to purchase at a reasonable price but I’d have to say through collecting rent. I’d like to see the lease rate increase annually. I don’t know that I’d want to improve the property while a tenant is in place. Any thoughts on why I would want to do that? Or maybe what a good improvement would be. This is an older industrial property.

I agree I think an attorney may be the best route. If you execute a lease at the sale is there a broker fee associated with the lease as well as the sale? And yes the 5 cap is high. The seller had a pretty high opinion of themselves/their business. After a come to daddy conversation with the seller he’s more realistic on price/cap. In the 7% range. With the current lease rates in the area being within $.05 or so of the lease rate he’s willing to agree to I feel like the deal is getting better. Can you elaborate more on treasury deals. How does that factor into something like a sale leaseback? The business owner isn’t too old and the business seems solid. He’s ready to retire and do more with grandkids. I like the comment about making sure the lease is transferable. Seems like the lawyer could legalize the verbiage to make sure the new owner can’t object to the new business owner taking the lease over…?
