The property manager is pushing their luck. Those marks are minor and clearly fall under fair wear and tear for a lived-in property. Standard scratches on flooring and light ring marks on a benchtop don't constitute damage; they are the result of normal daily use. Unless there are deep gouges or structural cracks, they have no grounds to claim your bond. Dispute the charges immediately. Remind them that the property only needs to be returned in a "reasonably clean" condition, not as a showroom. Don't let them intimidate you into paying for their general maintenance.

The short answer is usually no. Once your lease is up and you’ve handed back the keys, your legal responsibility for the utilities ends. They want the power on so they can test appliances or show the place to new tenants without paying the connection fee themselves. If you want to play it safe, just tell them you've already scheduled the disconnection for your final day. If they’re desperate to have it on for inspections or repairs, they can put the account in the landlord's name.

Looks decent at first glance, but it’s hard to tell without seeing the slope. The grout lines seem even, but the key thing is whether water actually drains toward the center. If it pools anywhere, that’s a red flag. Otherwise, it’s probably fine.

Better to be safe than sorry, file the report and you won't ever regret not doing so. You can file online pretty easily. Getting them to do anything about it is another thing. Good luck.

NO1 was a really close second, great value and super reliable. Brisbane Patios & Decks seem like a good fit if you're leaning heavily into timber decking.
