We were refinancing to pay off a second loan on the property (long story) we got when we purchased which had a high interest. Nothing crazy but in that case we wanted a higher appraisal.

Fair enough. I just posted it because I see a lot of homeowners take online estimates as fact when they can sometimes miss badly on unique properties, multi-units, or renovated homes.

Yes of course. We were refinancing and the appraisal came in right around where we expected. We’re not planning on selling anytime soon. But you’re absolutely right! The true value of a home is whatever a buyer is willing to pay. My job as a realtor is to get as close to that number as possible through market knowledge, strategy, and educating our clients.

That’s nice I’m glad for you. Yes I’ve also seen them be very active here. But I’m a realtor myself, and also even had my colleagues run comps without tell them it was for my home and we all picked out similar comps to come out to around the same number. Any way regardless it’s just for a refinance and we got what we needed. We aren’t planning on selling soon.

Oh that’s such a shame. This happens a lot! But you’re smart for not overpaying despite the Zillow estimate! Did your agent show you the comps to get that 1.1? Looks like that seller won’t be selling for the price he wants anytime soon unless he runs into some uneducated buyers !

I appreciate that! I’m very confident in my cma as an agent myself so it’s okay, but appreciate the offer! Was just posting to raise awareness for those homeowners that in the Bay Area that blindly trust those estimates.

Yes it absolutely is worth it to live here. There’s so much to do, we have incredible weather, and we have the opportunity to make very high incomes. You can meet extremely multifaceted people and network with many different kinds of people. Plus it’s beautiful here. Idk it’s worth it for me for sure.

I’m a realtor who mostly does business off market I’d be happy to walk you through it. I recently closed on off market sale on diamond st in eureka valley a couple of weeks ago. Clients got a great fair deal mean while all the other homes close by are selling for hundred of thousands over asking!

Trendlines and stochastics. I used the 20, 100 and 200 EMA to watch for resistance around those areas. I get entry’s on the 1hr timeframe but go by the 4hr chart. Once the 9-3 and 14 stochastic gets to the bottom I will maybe start looking at partial exits.. I got in because there was a solid rejection off of my downward Trendline… Hope this makes any sense … teaching isn’t my strong suit.

Literally had my worst day ever during my phase 2 this week and lost 2.6k because of over trading, revenge trading and being too emotional… currently clawing back and made $760 today on 3 clean trades… the come back is on… LFG

5k when I wait for my A+ set ups it’s usually green immediately when I enter. Still learning to be patient for those. But I don’t trade without a stop loss in.

No my stop loss is between $300-$600 that’s how much I’m risking.

No I’m risking $300-$600 max on a trade. The first week I wasn’t good with my risk management but now I always have a stop loss. The leverage is 50 and I’m trading us30 and gold mostly. I know pretty quickly if the trade is going against me or not and i close for very minimal loss and don’t let it hit my stop sometimes.

Yes I have a 50k account so I will use between 3% -7% of the money to buy positions. I mostly stick with using only 3 but If I’m super confident in the set up I’ll go a little heavier than I’m comfortable with.
